KEY TOD STRATEGIES

Enhance Dobbs Road with traffic-calming elements and pedestrian amenities to create a central corridor; Build a pedestrian foot bridge to connect the SR 312 FCCR station to the Cobblestone Village Commercial Center across the rail line. Develop a dynamic and visually stimulating marketplace at the station plaza; Create a linear park to provide a buffer between the rail line and the new development and create recreation options for employees, students, and visitors.

M

CREATE GREAT SPACE

C

SPECIFY A MIX OF USES

Create a mixed-use campus focused on creative and light industries, flex workspace, marketplace, and large-scale recreational spaces.

S

FOCUS DENSITY

Limit density along Dobbs Road to 2-4 floors to be context sensitive and integrate with lower densities in adjacent neighborhood blocks.

F

IDENTIFY OPPORTUNITIES

Consider future needs of the expanded St. Augustine University; Densify underutilized parcels and increase local employment opportunities.
