SR 312 STATION INFRASTRUCTURE OVERVIEW
The redevelopment area around the SR 312 Station will add light industrial buildings and recreational spaces. The TOD framework proposes improved infrastructure, additional retail, and public amenities. The suggestions
and comments provided in Table 6-13 address specific concerns that will improve sustainability and livability for all users.

AGENCY COORDINATION
The area consists of existing light industrial uses. The TOD framework proposes to retain the industrial character of the area within plans to add light manufacturing, and large-scale recreational facilities, alongside a limited amount of retail and residential uses.
The City, Developer, and JTA should coordinate plans for the redevelopment of the area as proposed in the TOD where feasible

Public Space
A study will be required to determine the feasibility of a pedestrian bridge or a pedestrian tunnel for this location. The developer should coordinate with the City, FDOT, and required permitting agencies on the study and design.
The TOD framework proposes a pedestrian bridge to provide connectivity to retail and amenities. It is recommended that a pedestrian underpass be constructed to provide pedestrian access across SR 312 to future development on the north side. As an alternative, a pedestrian bridge should be considered. A study is recommended to determine the feasibility of a pedestrian bridge or pedestrian tunnel.

Pedestrian Connectivity
The TOD framework proposes road improvements with traffic calming along Dobbs Road, which is the main thoroughfare to the development. It is recommended that this road be extended to connect to News Place for the purpose of providing access to SR 312. A future study may be required to determine the feasibility of an underpass to connect vehicular traffic from this development to potential future development on the northern side of SR 312. It is recommended that access along the corridor be reviewed for the feasibility of reducing the number of commercial driveways to increase the operational efficiency of the route outside of the boundary of the development. It is recommended that the new access to Dobbs Road cut-off be shifted north to provide adequate spacing from existing signals. It is also recommended that the access along Dobbs Road be consolidated with the access at News Place. The two drives can be extended to connect to provide new access; the existing drive could be closed. These recommendations are outside the boundary of the development as well.
The developer/JTA should coordinate all proposed roadway/infrastructure improvements with the local municipality, FDOT (as applicable) and required permitting agencies. A traffic study is required for roadway improvements with proposed operational changes.
