These would be welcome and very nice, as long as they are done to fit in with the overall architectural style of the nicer areas around it. Make it more upscale to fit in with the surrounding demographics. Add food options and a Trader Joe’s (or similar) type of grocery store that people can bike/walk/ride to. The mixed used residential development should be similar to the gunbarrel center in boulder, co because of its walkability plus it wouldn’t require you to use your car to get around. The public realm should be similar to the mueller development in Austin, TX. Given it’s walkability , green space, and ability to host public events. This won't happen for another 20 years, most likely. By them, the county demographics should be more accepting.

I think Mixed Use and Mixed zoning is often a terrific answer.
Spend the money to fix Philips highway traffic!

This would not improve traffic congestion on us1 into st Augustine and downtown Jax. What it will do is bring a medium/low income community via apartments and townhomes to our high income single family homes. People move to the community because it feels separated and different than any other large development. A train station situated in our shops and a commuter rail line running in front of the neighborhood will not only drive people away, but out. I personally don’t believe that anyone currently in Palen cia will be utilizing this commuter rail as a large majority of residents are remote workers…rather the large transient community that traverses up and down us1 will.

Definitely need to keep that corner as conservation. That is very important, it can be used as a concession to Nimbys. Or add nature trails within that parcel and call it conservation corner. and near the station try and include in the plan a nature museum or something. That could be a feature of the development. Overall, this station plan south of the preservation needs more dense development to work in my mind, First to account for the real estate you cannot develop on the conservation
