property Second the availability of land in that area is quazi scarce due to single family development and preserves. So in my mind, you can make more use of the limited land you have with multi-story development and sell it as "urbanism in the wild", with a transit stop. Or waste it as a small commercial expansion from across the street and build single family homes like in every other part of St. Johns county. Or expand your plan across US- 1/the tracks to the strip -malls in front of Palencia, to really connect with the little urban village in the neighborhood of Palencia and the schools + the development next to the station. That would be a win-win in my book, land conserved, density increased, services improved due to mulitple uses introduced.  When you get into this part of St. Johns Co., ....for the most part low density "suburbia" and sprawl still reign supreme. The auto stills reigns supreme and takes on all comers. So lotsa luck in changing upscale St. Johns into a more enlightened form of development.

 Spend the money to fix Philips highway traffic!

What comments do you have about the proposed Palencia examples?

 Blank slate here. Could get the density to really do a full work-live-play community  The residential part should look similar to the bronze triangle in San Diego, CA. And the public realm should look similar to the halcyon given it’s walkability and no car infrastructure.

 I doubt the Palencia HOA will embrace having a rail stop on their community

 See comments above. Although, maybe eliminate this station... Reason being, I just dont think Palencia residents in their gated communities would really ditch their cars to ride transit... Plus, this station is missing all the World Golf Village population by simply being too far away, and park & ride customers would place undo strain on that road through the conservation site. I'd rather them clog up I-95, than that beautiful road & preserve. This may not be a station worth keeping. Plus, then higher speeds can be reached due to not having to stop.

 Not to forget the conservation constraints ^^
