Small addition, Once again, aside from JRTC this would be the other station you might be able to get away with added height, more density, and more intense development. (All that = bigger payout.) This station does not at this time have all the same constraints as the other ones do. It has; the land to fit whatever you could need, a lot of underused infrastructure, a huge functioning mall, low to no residential around it, an existing transit station, and nothing exactly or really worth Nimby's to cry over.

The potential for dense, non-car dependent development around this station is huge. With changes to your study it could happen.
