This is a re-type of the previous comment because I don't know if it saved. However if it did, then ignore this one. It does not include everything because I cant remember what I typed.

Of all the stations I like this plan the most all around.

1) It is the most comprehensive. Y'all crossed the tracks and US-1, to really create a full plan and hub around this station, unlike the others. Very good job 2) It has all the important connections Y'all connected to Beachwalk, CR210, Nease, Nocatee, US-1. This is very good planning and connectivity. The only thing I would add is multi-use paths/bike lanes. CR210 and Valley Ridge/Preservation Trail are very good potential bike corridors. 3) It has good scale The other station development are either planned too small of an area or the scale of building is not large/tall enough to really squeeze as much as you can out of those sites. As for this site, the scale is spot on, the only alteration I would mention is no single family housing, go for town- homes or small multi story like you have pictured already. The future plan to expand to the north is very good aswell.

How on target are the proposed examples for the CR 210 station? Average

What comments do you have about the proposed CR 210 examples?

Spend the money to fix Philips highway traffic!

I think Mixed Use and Mixed zoning is often a terrific answer.
