ATTRACTORS & NEIGHBORHOOD ACCESS

SIDEWALKS

Within a half mile of the CR 210 Station Area lies four distinct land uses. In the northeast and southwest of the station area are two areas of single family housing and Nease High School on the further east. The remaining portions of the station area are comprised of undeveloped lands and the retail/commercial/light industrial uses along US 1/Dixie Highway with limited frontage. MAJOR CORRIDORS & CONNECTIONS The FEC rail corridor bisects the station area northwest to southeast, crossing Old County Road 210 at-grade near the intersection of US 1. The US 1 corridor and Old Dixie Highway travel parallel to the east of the FEC rail corridor to provide access to Jacksonville to the north and St. Augustine to the south. Old County Road 210 connects west of US 1 to County Road 210 and to I-95, which is outside of the immediate station area. County Road 210 and Valley Ridge Boulevard (outside of map) connects to US 1 from the east to Nocatee Parkway. TRANSIT The Sunshine Bus Purple Route traverses the station area via US 1. There is not currently a transit stop within the station area, nor is there any circulation route within the station area.

The Twin Creeks residential areas feature a strong sidewalk network leading to Old County Road 210. There are sidewalk connections between Nease High School to the residential communities along Old Dixie Highway. But there is no pedestrian infrastructure immediately at the Old County Road 210 intersection with US 1. BIKE LANES & REGIONAL TRAILS There is no bike infrastructure near the FEC railway and Old County Road 210 intersection. The nearest bike lanes are north of the station area - County Road 210 features 5-foot bike lanes in both the eastbound and westbound directions. Bike lanes are proposed on the available 5-foot shoulders along the northbound and southbound US 1 based on the Northeast Florida Regional Multi-use Trail Master Plan to improve north- south connection. OPPORTUNITIES FOR CONNECTIVITY The station area north and west of US 1 and Old County Road 210 has the potential for bike and pedestrian connectivity with the existing sidewalk along Old County Road 210. However, the pedestrian access is not connected to US 1. Additional safety treatments will need to be incorporated into the infrastructure along Old County Road 210 to make it easier and safer for pedestrians to cross Old County Road 210. There are no pedestrian features for the intersection of US 1 and Old County Road 210, nor are there any pedestrian or bike infrastructure along US 1. This bike and pedestrian connectivity would be particularly critical given the lack of transit connecting to and throughout this station location. As a likely origin station, CR 210 Station Area would need to incorporate surface parking for commuters to access a potential commuter rail station in order to support this station location.
