The King Street Station Area is geographically divided by the San Sebastian River traveling north-south through the station area. The Moultrie Junction neighborhood is located to the west of the station with access to suburban neighborhoods. To the east, King Street connects to Downtown St. Augustine. Ponce De Leon Boulevard travels north-south parallel to the FEC rail corridor through the station area offering access to the Historic District of St. Augustine. The station area is divided in uses by the FEC corridor and the San Sebastian River. West of the FEC has the San Sebastian River, non-forested wetlands and upland forest. The southern and eastern side of the FEC corridor is substantially Urban and Built Up and Lower Density Built Up. Within the half-mile station area, there are industrial warehouse, low density commercial, and light industrial zoning directly abutting the rail corridor. There are vacant and utility/transportation uses along the FEC rail corridor within this station area. Smaller portions are government owned. Along the outer portion of the station area there is significant low density residential uses; and in smaller quantities there are cultural and education, commercial, and multi-family residential land uses. Parks located within the station area include the Gary Lee Park on King Street, the Zora Neale Hurston Memorial Park at King Street and Ponce De Leon Boulevard and the Railway Park on Ponce De Leon Boulevard. MAJOR CORRIDORS & CONNECTIONS King Street and Ponce De Leon Boulevard (US 1) are the main roadway corridors through this station area and the center of the station area is located close to their intersection. King Street is located south of the FEC corridor and is a two-lane undivided narrow roadway with sidewalks and businesses directly abutting the roadway. Ponce De Leon Boulevard travels north-south, parallel to the FEC corridor on its eastern side. It is a four-lane divided roadway with a bike path on the northbound side of the roadway. Both roads experience significant congestion.

Transit within the station area is provided by the Sunshine Bus Company. The Purple Line, Connector and Teal Line all provide north-south transit options through the center of the station area along Ponce De Leon Boulevard. The Purple line offers service from St. Augustine to Jacksonville. The Connector connects south of SR 206 to Palencia including St. Augustine South, Kings Estate Road, Vilano Beach, St. Johns County Government Center and Courthouse, and the Northeast Florida Regional Airport. The Teal Line connects portions of Ponce De Leon Boulevard to SR 207, Elkton, Hastings, and Flagler Estates. The Orange Line travels through the western portion of the study area along Palmer Street and King Street and connects this area to US 1/SR 312 and SR A1A/SR 312. The Red Line travels through the eastern portion of the station area along Orange Street and King Street. Neither of these transit routes reach the central portion of King Street near Ponce De Leon Boulevard or the central vicinity of the King Street station location. The frequency of each route varies by time of day, ranging from 75 minutes to 135 minutes. There are six transit stops within the King Street Station Area, all located along Ponce De Leon Boulevard on the northern and southern end of the station area radius. The Old Town Trolley Tours of St. Augustine offers hop-on and hop-off circulation throughout the historic downtown area to reach key destinations. There are two stops within the station area located along Kings Street, which offers connectivity outside of the station area throughout the downtown area to reach major attractions. In July 2023 City of St. Augustine started the STAR Circulator - a downtown circulator (free) operated by the Old Town Trolley. SIDEWALKS There are narrow sidewalks abutting both sides of King Street. Ponce De Leon Boulevard has a sidewalk along the eastern side of the roadway north of King Street, opposite to the parallel FEC rail corridor. There are sidewalks on both sides of Ponce De Leon Boulevard south of King Street. The residential streets on the eastern portion of the station area are interconnected with sidewalk on both sides of the streets, however side streets to King Street west of Ponce De Leon Boulevard have more significant sidewalk gaps.
