I t’s not just a cup of joe. For The Big Bean, their informal mission is “Coffee is Love. Coffee is Healing. Coffee is Life.” The “love” aspect was the impetus of The Big Bean. It all started with Christie, the first barista hired by the original owners of The Big Bean. Romance blossomed between Christie and a customer, Greg Coster. In 2019, Greg saw the opportunity to purchase The Big Bean through SBA funding, and the couple set out to keep the coffee shop’s original charm while adding in some big dreams of their own.

The Big Bean is a place where customers can escape the daily grind to enjoy the comforting smell of coffee grounds instead. Non-coffee drinkers can also get their fix through breakfast and lunch sandwiches, baked goods, smoothies or refreshers. Since the Costers took over, sales increased by 24 percent in the first year, with staffing also increasing by 20 percent. The store also expanded — The Big Bean now boasts three shops, with two located within St. John Properties business communities. The Big Bean anchors the first floor of 888 Bestgate in Annapolis, Maryland, with a 35-seat outdoor patio. Their newest location at I-97 Business Park in Millersville, Maryland has a coffee shop in the front with a warehouse, storage and logistics operation in the back. Both locations provide a bright space

for customers to relax, socialize or work while enjoying a delicious brew. “Quite honestly, if it were not for the outside the box/creative thinking of St. John’s leasing, design and construction teams, we would not be as successful as we are today. St. John Properties allowed us to dream, and they made our dream become reality,” said Greg. The road to creating the dream coffee locations wasn’t easy. Permitting was a challenge, as well as the design logistics of the space. But thanks to the collaboration between the Costers and St. John Properties, the two new locations are thriving with jaw-dropping interior designs. Whether you’re visiting the original location in Severna Park, or the two new additions in Annapolis or Millersville, customers are always treated to personalized service and

delicious menu items like The Big Bean’s famous Breakfast Harvest Cookie, the Mexican Mocha or their “Green Gorilla” protein smoothie and are treated like they’re part of the family.

H elping a bride select what they’ll wear on their wedding day is the ultimate form of customer service. “It’s a very intimate, emotional experience,” said Sarah Jeansonne Wampler, owner of Bustle – Bridal Gowns and Accessories in Baton Rouge. “And it’s very rewarding because you get to be part of such a special time for our customers and their families. And it’s just so fun.”

Bustle’s story began in 2007 with a vision: to create a haven where love, beauty and dreams intersect. Wampler opened the store after her own wedding and aims to provide outstanding customer service to soon-to-be-brides and their families. When creating her business model, she asked herself what resources she wished she’d had in the Baton Rouge area when she was planning her wedding and used her answers as a framework for Bustle. Over the years, she’s had the privilege to witness countless special moments and has served more than 3,000 brides and their families. “It’s the ultimate form of a mix of customer service and retail, helping people that are planning weddings. We are a retail business, but we really consider ourselves a service industry as well, so that’s what I love about it.” Over the years, Bustle has evolved and grown, but Wampler’s dedication to her clients has never wavered. Bustle has also continued its commitment to inclusivity: it prides itself on offering a wide range of sizes so that every bride

feels beautiful and confident on her special day.

Bustle employs six people – an operations manager, a sales manager, and four bridal stylists. “[St. John Properties] has been really great,” said Wampler. “When we moved in in 2019, they subdivided the space for us because we weren’t sure that we wanted to take on the full 4,000 square feet. And when we took on the VIP suite area, they helped us with the construction there. They built out the dressing room. When first moving into their 3,000-square-foot space at Barringer Crossing I in 2019, Bustle included four dressing rooms and four viewing areas, allowing them to help four customers simultaneously. In August 2024, Bustle expanded their footprint with an additional 1,000 square feet of adjacent space to create a private VIP suite. The new space features a dressing room, bathroom, custom bar, and viewing area. When brides rent the VIP suite, their group gets the entire 1,000-square-foot area to themselves. “It’s like having a store within a store,” explained Wampler. The group begins in the inventory area of the main store to choose their dress options and then moves into the VIP area. To top it off, they’re pampered with champagne and mimosas. Guests can also opt to purchase add-ons, including a charcuterie board, a flower backdrop for photos, or desserts.

with a corporate event featuring 250 hats. “That was definitely a highlight, just based on the location because it’s the perfect setting.” “St. John was amazing to work with on our build out. The communication was excellent, and it was executed perfectly with the timeline,” said Freeman. “They are also very quick to respond if I have an issue. Customers begin by selecting a hat from more than 100 options, choosing their favorite amongst various sizes and colors. From there, they’re invited to add accessories to adorn their hat, such as ribbons, chains, feathers, charms and more. Feather Hat Bar’s team then puts the customized hat together, allowing customers to walk out with their hat that same day. The store also sells clothing, jewelry, a selection of children’s hats, boots and candles. While cowboy and flat brim hats are most popular, Feather Hat Bar sells several other hat styles. “It’s a real experience,” said Nicole Freeman, owner of Feather Hat Bar. “It’s not just a walk in, grab something real quick and leave. It’s interactive, and people can make something that is personal to them. Customers leave with a one-of-a-kind accessory that’s unlike anything else.” The boutique shop at Valley Grove is Feather Hat Bar’s first brick and mortar location. The store has an open concept,

featuring a wall of hats on display that customers can try on. Once they’ve found their perfect fit, the stylist meets the customer at a large counter – “the hat bar” – where the magic is created. There are usually one to two people in the store; however, Feather Hat Bar focuses primarily on corporate events and weddings, with a separate staff for these events. They can accommodate around 20 people for an in-store event, but the business usually travels off-site for parties over 20 people — they’ll travel all over the country. In their store, they frequently have bachelorette or birthday parties, concertgoers, mom and daughter dates, or engaged couples. Off-site, they’ve done corporate events for as many as 325 people. Cowboy themes continue to reign supreme as the most popular event theme. The Hat Bar’s fully customized hats typically range between $150-$250 depending on the hat style and accessories. One of Freeman’s favorite events was in Sundance, Utah, where they helped
