In just 10 months, Colonial Property Management has doubled in size, growing from 800 to 1,700 units under management. “We serve from the Killeen area, with Fort Cavazos, all the way down to Austin,” Autry says. “And we’ve done it without a marketing department.” Rather than spending money on advertising, Colonial Property Management grows through word of mouth. “The less I charge, the more my homeowners make,” Autry emphasizes. “A marketing budget? That’s coming from homeowners’ management fees. That doesn’t align with our values.” Results That Speak for Themselves

Setting New Standards

Colonial Property Management doesn’t just undercut industry pricing—it also raises the bar in service quality. One key difference? More frequent inspections. “Most companies do an annual inspection, maybe every six months if the homeowner pays extra,” Autry says. “We do every three months, at no charge.” Tenant screening is another area where Colonial Property Management is ahead of the curve. “Every year, we re-run background checks and employment documentation,” he explains. “No other management company does that. Imagine being a homeowner with a sex offender living next to a family with kids— and you don’t even know it. That’s unacceptable.”
