Ruby Molly is an eight-storey, 272-bedroom hotel with a bar, breakfast and event space newly constructed on the corner of Arran Street East and Little Mary Street in Dublin. Sitting adjacent to the city’s 19th century fruit & vegetable markets, the project stands as a landmark in the revitalisation of the historic area. Phoenix Mechanical Ltd was awarded a €4.2m package by main contractor Duggan Brothers to deliver all mechanical works. Alongside instant hot water and comfort AC in all bedrooms and front-of-house areas, the works included underfloor heating and AC units in the bar and dining areas, controlled by a building management system (BMS) to prevent lagging. Heating is delivered to back-of-house areas and stairwells by radiators via heat pumps, with ventilation also supplied to basement staff areas, and three dry

risers included in the works. Phoenix Mechanical worked closely with engineering and environmental consultancy Waterman Moylan on the design of all mechanical services before completing the installation. Willie Bennett, Contracts Manager at Phoenix Mechanical, says, “This extensive project spanned over 9,500sqm and began in January 2023, reaching completion in March 2024. “The installation of cutting-edge mechanical systems was aimed at ensuring optimal comfort, efficiency and reliability throughout the hotel, aligning with the highest standards of performance and sustainability. “To drive down energy consumption in operation, our mechanical services design includes air-source heat pumps for space heating and hot water production. In addition, the hotel also features efficient water management systems including low-flow fixtures.” The hotel’s HVAC system comprises
