Your Guide to Signing Your Building Contract HOW TO PREPARE FOR YOUR PRESENTATION, WHAT TO EXPECT ON THE DAY, AND WHAT HAPPENS AFTER YOU SIGN

Once you have accepted your Tender, we will begin preparing your architectural plans and update your Tender to reflect any changes you may have discussed during the presentation. These documents will form part of your Building Contract, which is based on the NSW Residential Building Contract for New Dwellings produced

by the Housing Industry Association (HIA). During this time, our team will contact you to schedule your Building Contract presentation. To ensure you are prepared, and ready to sign on the day, we have outlined what you need to do beforehand, what we will cover at your appointment, and what happens after you sign your contract.

How to prepare for your building contract presentation To ensure you are prepared with the required information and can sign your Building Contract on the day, please review the following before you arrive: → All Signatories Present – Everyone listed on the Building Contract must attend the appointment to sign on the day via DocuSign. → Building Contract – In the days leading up to your appointment, you will receive a copy of your Building Contract via DocuSign. We recommend reviewing it ahead of time so you can arrive prepared with any questions. → Architectural Plans – Your Building Contract will include a copy of your architectural plans. It is important to review these carefully before your appointment, checking window placements and noting any minor internal or external adjustments you would like to make. Only minor changes will be allowed, no structural changes are permitted at this stage. → Landscaping Plans – You will need to confirm whether your landscaping will include hard surfaces like paving, sheds, or additional pathways, or if it will mostly be gardens and lawn. These details are important for your building application and stormwater hydraulics plan (if applicable). → Driveway Position and Size – You will need to advise your Contract Presenter of the intended location and width of your driveway, especially if you plan to widen it. This ensures we can determine the correct placement of underground services such as water, electricity, and stormwater drainage. → Pool Plans (if applicable) – If you are planning to install a pool, you will need to advise whether it will be built before or after your home and where it will be located on your site plan. This ensures underground services are not placed in that area. Pools over 40,000L may require a separate BASIX Certificate, which could also affect your rainwater tank. We recommend confirming these details with your pool company before your appointment. → Additional Documentation – Make sure to bring any additional documents requested by your Sales Consultant or Tender Presenter. → Finance Requirements - If you are financing your build through a loan, please bring a copy of your pre-approval, along with any questions for your finance expert at Loan Market Elevate.

What to expect at your building contract presentation Your Building Contract presentation will be conducted by one of our Contract Presenters. It will take place on a weekday and usually runs for two to three hours. We will confirm the location when scheduling your appointment. During the presentation, we will review the terms and conditions of your Building Contract and complete a final check of your architectural plans. Please note that only minor changes can be made at this stage. You will also meet with our finance partner, Loan Market Elevate. They will review your finance arrangements to ensure all requirements are in place before you move into Pre-Construction. They will also outline the next steps, so you know what needs to happen and when, helping to avoid any finance-related delays in the next stage of your building journey.

Don’t forget! Once you accept your Tender, you will receive an email inviting your to register for Home Hub, your customer portal. Make sure to complete your registration so you can access My Selections, a tool within Home Hub that allows you to choose your home’s external and internal colours, finishes, fittings, and upgrades online before your selections appointments. It also includes pricing for a wide range of upgrade items. My Selections gives you a head start on the choices you will make with your Style Consultant. Other selections, such as kitchen finishes, flooring and tiles, will be made in person with our Style Partners during your other appointments. You can update your selections any time up to 48 hours before your appointment, and everything will be reviewed and finalised with your Style Consultant.

The next steps Signing your Building Contract is an exciting milestone as it marks the official start of the Pre-Construction stage of your build. Your dedicated Pre-Construction Customer Service Consultant (CSC) will call to introduce themselves and explain the next steps. Pre-Construction is a busy stage, so here is an overview of what our team will do first:

1. Home Owners Warranty (HOW) Insurance & 5% Deposit – We will arrange your Home Owners Warranty (HOW) insurance, which must be in place before you pay the balance of your 5% deposit. Please ensure payment of your deposit is made as soon as possible to avoid any delays in lodging your building application.

2. Finance Liaison – At this stage, you will be introduced to your dedicated Finance Liaison who will be your main point of contact for finance-related matters. They will touch base to outline the requirements for your build and answer any questions. If you are financing through Loan Market Elevate, the Finance Liaison will work with their team directly on your finance requirements, so you won’t need to liaise with them yourself. 3. Selections Appointments – Our Lifestyle Studio team will contact you to book your selections appointments. These are held on weekdays and run over two or three days, depending on which studio you attend. At our Beresfield studio, your selections are completed over two days, while at our Lifestyle Studio in Norwest, they take place over three. During your appointments, you will meet with your dedicated interior designer, who we refer to as your Style Consultant and our Style Partners, representatives from trusted brands specialising in kitchens, wardrobes, tiles, flooring, and more.
