What to expect at your tender presentation
Y our Tender presentation will be conducted by a sales representative or one of our Tender Presenters. It will take place on a weekday and usually runs for two to four hours. The location of the presentation will be confirmed by our team when scheduling your appointment. Below is an overview of what will be discussed on the day to ensure you are prepared.

We will also outline any additional reports required as part of your building application. → Provisional Allowances – We will outline cost estimates, known as provisional allowances, for any items that cannot be confirmed at this early stage. These may include site-specific costs such as rock excavation and sewer connections, as well as any upgrades you may want to consider at your selections appointments. Since these items can only be accurately determined later in the process, including allowances in your Tender helps ensure they are accounted for in your budget. → Terms of Your Tender – We will explain the conditions of your Tender, including how long the fixed price is valid and the steps required to move forward. → Finance Check In – During your appointment, you will also meet with our finance partner, Loan Market Elevate. They provide support early in the process to ensure you are finance-ready when you sign your Building Contract. Their team will explain what needs to happen and when to help keep the finance side of your build on track. As construction finance specialists, they can also provide advice and help you find a lender that offers competitive rates and excellent service.
→ Site Plan – We will present your site plan and explain how your home has been positioned on your block, which we refer to as your siting. This positioning is based on information from the contour survey, as well as any Council (DA) or CDC requirements. → Site Costs – We will outline the costs associated with positioning your home on your block, including excavation, cut and fill as well as any structural items such as drop edge beams (if applicable). We will also go over any site-specific requirements and Occupational Health & Safety (OH&S) measures that are required during construction. → Floor Plan – We will review your floor plan to ensure you are happy with the design. Don’t forget, your Tender presentation is the final opportunity to make structural changes, so it is important to have considered any personalisation before you arrive. Any approved changes after this stage will incur additional costs, including an administration fee and other related charges. → Facade Design – We will review the facade you selected for your home, including the different materials that will be used, to ensure you have a clear understanding of what it will look like. → Additional Building Requirements – We will discuss any site-specific considerations for your block, such
How to accept your tender We recommend that all parties attend the Tender presentation to review and finalise the details of your build, so your Tender can be formally accepted on the day. A payment of $5,000 (less the Tender preparation fee already paid) will be required as part of the acceptance process. Payment can be made at your appointment via cash, personal cheque, direct transfer, Visa or Mastercard (no surcharge applies). To secure your pricing and any promotional offers, your Tender must be accepted within seven days of your Tender presentation.
The next steps Once your Tender is accepted and payment is received, below is an outline of what happens next:
1. Building Contract Preparation & Presentation – We will prepare your architectural plans and update your Tender to include any changes you may have made during your Tender presentation. These documents will form part of your Building Contract, which is produced by the Housing Industry Association (HIA). It also includes special conditions that outline key requirements and obligations specific to our process. During this time, we will contact you to schedule your Building Contract presentation. 2. Home Hub Registration – You will receive an email from Home Hub, your customer portal, inviting you to create your account. Home Hub will keep you informed throughout your building journey with real-time updates, construction photos, key documents, and helpful resources, all in one place.
3. Access to My Selections – My Selections is a tool within Home Hub that allows you to explore and choose your home’s external and internal colours, finishes, fittings, and upgrades online before your selections appointment with your Style Consultant. Your My Selections account will be activated within five business days of us sending your Home Hub registration email. Once your account is active, we will send you a confirmation email.
