ELECTRICAL

What you can expect from your home Quality electrical wiring, outlets and switches have been installed in your new home to meet both local and federal standards of safety. Your home is equipped with ground fault interrupters (GFI) and arc faults. These sensitive safety devices are installed into the electrical system to provide protection against electrical shock. GFIs are required in outlets located in the garage, kitchen, bath and powder room, along with all exterior outlets. The wiring throughout your home should be capable of carrying the designed load for normal residential use. What your home can expect from you “DIY” electrical wiring is dangerous! If you desire additional wiring, call a qualified electrician. Use only UL approved electrical products in outlets. Smoke detectors should be vacuum cleaned semi-annually and checked for replacement 5 years after settlement. Replace batteries annually. What is covered by the warranty Within the first year of home ownership, if necessary, we will replace breakers, switches, fixtures and outlets that do not perform adequately or are defective. Within the first two years, we will replace wiring if it fails to carry the design load. Examples of exclusions We are only responsible for repairs or replacements of the originally installed electrical work, and only if the defects appear within the first two years of home ownership.
