the variation to be implemented including, but not limited to, additional reports, re-pricing, re-drawing of plans, changes to basix requirements, certifications or approvals. The payment of the administration fee, and any other additional costs and the price of any agreed variation must be paid prior to commencement of the varied building works or such other time as agreed by the builder ;

d) the electrical meter box will be located to best suit electrical connection point as determined by the Builder and/or any relevant consultant or other authority ;

e) 3 phase power is required to operate most air conditioning units. The owner warrants that they have made their own enquiries as to the availability of 3 phase power to the site . In the event that only single phase power is available, and air conditioning is included in the Tender, any additional cost for either the air conditioning unit or its connection will be paid by the owner as a contract price adjustment ;

f)

(i) it is the owner’s responsibility to have the site investigated by a competent pest inspector prior to the commencement of the building works and, if applicable, the appropriate action taken by the owner ; (ii) it is the owner’s responsibility to make themselves aware of the terms of the attachment marked “D”, Home Owners Termite Control Agreement and their obligations to comply with those terms; (i) it is the owner’s responsibility to provide, relocate or repair council infrastructure including but not limited to footpaths, gutter crossings, kerbs or drainage pits. The builder accepts no responsibility for damage caused to any existing infrastructure regardless of the condition that it is in either prior to or during the course of the building period ; (ii) should the site have an existing fence or retaining walls then the owner is to take all steps to protect them with a covering sturdy enough to prevent any damage to the fence or retaining walls and maintain this until practical completion as the builder does not accept any responsibility for damage to any existing fence or retaining walls;

h) it is the owner’s responsibility to apply to the relevant telecommunications provider for connection from the street to the house;

i) it is the owner’s responsibility to retain cut and or filled excavation banks to the satisfaction of the Builder, its consultants, and any statutory or other authority and to provide appropriate drainage to the base of such retaining walls as required; j) the owner shall comply, and ensure its agents and/or invitees comply, with the terms of the attachment marked “E” in relation to Work Health and Safety, and if arrangements are made with the site supervisor for a meeting on the site it is
