54.2 The amount referred to in clause 54.1 will be deducted from any amounts already received by the builder from the owner , and to the extent that the total amount referred to in clause 54.1 exceeds any amount already received by the builder from the owner , the owner will pay the outstanding balance to the builder upon demand.
