Private Building Inspectors Policy

The owner is to be aware of the following information and requirements if they intend to engage a private building inspector: 1. The owner may engage a private building inspector at their own discretion and cost. 2. Private building inspectors are engaged by the owner , not the builder . 3. The building inspector must be nominated by the owner prior to commencement of the building works by completion of a Private Building Inspector Nomination Form. 4. The building inspector nominated in the Private Building Inspector Nomination Form must successfully complete the builder’s safety induction including completion of the Vendor Engagement Pack prior to commencement of the building works. 5. The building inspector will not be able to attend site without first completing the builder’s safety induction including successful completion of the Vendor Engagement Pack. 6. An appointment for each building inspection must be made through the builder’s office with the Construction Customer Service Consultant prior to the building inspector attending site . 7. Building inspectors must comply with the builder’s site safety protocols and scheduling. 8. The builder will consider the opinions/observations made in private inspection reports but is not obligated to act on or respond to these reports. 9. Delays associated with the use of private building inspectors including but not limited to successful completion of builder’s safety induction requirements, scheduling their attendance to site , reviewing reports, requests or enquiries from the building inspector may result in an extension of time to the building period and associated additional costs as result of the delay in accordance with clause 19 of this contract . 10. Where delays have been incurred as a result of the use of private building inspectors the builder may charge delay damages (as per clause 19.4). Delay damages are currently being charged at $100 per day. Damages are calculated based on the additional overhead costs to the builder as a result of the delay.
