Swimming Pool Policy

1.0 BACKGROUND

Once exclusive possession of the site has been handed over to the builder , the builder is responsible for ensuring the health, welfare and safety of all its employees, contractors and visitors to the site.

There are inherent risks associated with undertaking construction work especially near partly constructed or existing swimming pools.

As a consequence, and without exception, the requirements of this policy are incorporated into this contract and the builder requires strict compliance. In addition to the safety risks there may also be construction issues that need to be considered, such as additional piering, as a consequence of the location of either a proposed, partly constructed or existing swimming pool. Conditions that apply to the various scenarios are listed below. Additional costs may apply as a result of additional works required to comply with this Policy.

2.0 STANDARD CONDITIONS FOR EXISTING OR PARTIALLY CONSTRUCTED POOLS

PERFORMANCE COVER

2.01

The Performance Cover must:

• be a proprietary performance cover constructed by a suitably qualified company, approved by the builder , who specialises in this area, for example Buildsafe, Oldfields or similar; • be constructed of plywood or similar material approved by the builder’s site manager; • have a minimum thickness of 17.5mm; • be fixed or nailed at 600mm centres on top of suitable timber joints or cross member supports (dependent on size of pool width); and • not have any gaps greater than 100mm. Nothing is permitted to be placed or stored on the Performance Cover at any time. The Performance Cover shall remain in place throughout the building period.

SECURITY FENCING

2.02

Security Fencing must:

be a minimum of 1.8 m high;
