D eciding to take that first step toward developing a new site or renovating one of your existing properties is at once exhilarating and stressful. One of the most important phases in this process is design. During both the initial schematic design and the full design when you finalize contract documents, you will establish the details of your project: goals, schedule, and overall budget. The design phase gives you the greatest control over managing the risks involved with a new project and helps you define the project, so your design team is aligned with you. Establishing clear goals, assembling a strong design team, and effectively managing communication allows you to navigate the construction process confidently and to manage risk at an appropriate level. DEFINE PROJECT GOALS The first step is to clearly define your project goals and put them in writing. Putting your goals in writing helps you understand and effectively communicate them to the professionals you will be hiring.
