contributed mightily to our ongoing success. Here’s a trio of examples: ▪ LED lighting is easy on the eyes, energy-efficient, reliable, and cost-effective. More than a decade ago, we were an early adopter of this technology for the office spaces we manage, and we quickly decided LEDs could have broader applica- tions. So, when our ware- houses and other commercial properties needed lighting replaced, we began switch- ing to LED bulbs. Our clients gave rave reviews, and the conversion has saved lots of
money on repairs. LEDs have become our go-to lights for all manner of indoor and outdoor environments. ▪ It’s essential that ware - house flooring be extremely durable, since it must support substantial weight and abra- sive containers, plus fork-lifts and other vehicles. Certainly, durable is always a good thing – and when we realized that some of the best warehouse floors could be buffed to a brilliant shine, we knew these would also be useful in retail and office spaces, as well as in the lobbies of residential

buildings. It’s been a perfect fit for us, particularly given the sustained popularity of the “industrial look” for both office and residential properties. ▪ Not long ago, warehouse space was just warehouse space, office space was just office space, and so on. But recently – particularly during the past five years – we’ve had great success with clients transforming portions of their retail or industrial proper- ties into office space. And, given the burgeoning appeal of mixed use structures in downtown locations, we’re see-
ing clients who – when zoning allows -- benefit from creating residential space from some of their retail square footage. I’ve always enjoyed the prob- lem-solving aspect of manag- ing properties. You need to develop your own solutions on a regular basis, since there’s no reference guide. And repur- posing an application that’s already proved successful with one kind of property for use in a very different space is an excellent way to keep clients smiling.
