Phase one of Terra Futura saw the completion and sale of two single-family homes - named Redbud and Black Locust after hardy pioneer species that restore depleted soils. “Pioneer species are the first to grow after disturbance,” Kelsey says. “They bring nutrients back and make the way for everything else. It felt fitting for our first homes.” Phase two is now underway: four duplexes (eight homes), followed by another eight in phase three. Including the original farmhouse that the Henrys call home, the completed community will hold nineteen homes. “We want to treat water as a gift, not a nuisance,” Kelsey explains. “Our engineer calls it a ‘treatment train.’ I just think of it as restoring the conversation between water and soil.” It’s a design meant not only to protect their property, but to heal the surrounding ecosystem - offering habitat in a neighborhood where urban development has long erased it.
