Is the office dead? Over the last 15 months we have all had to quickly adapt to remote working, ensuring the continuity of our businesses. We have also seen a number of high-profile companies offering their employees the ability to work from home, which would lead to the question ‘Is this the end of the era of the office?’. There is no right or wrong answer, but by no means is the office gone forever, the pandemic has just accelerated the Hybrid model of work and how we do business. The success of our business has been down to our people. We know we need to be flexible in order to retain and attract top talent. Pre-COVID we had already been adapting to a digital form of working in order to support and enhance the work of our teams. This includes the three pillars of LEAN Construction, BIM and Field Management. We call this SMART ! We deploy innovative technology throughout Ardmac that empowers our people, drives performance and delights our customers. When the pandemic hit and we were all forced to work from the safety of our homes, our teams already had the tools and processes to quickly adapt to the new norm. Our productivity and performance thrived only to be held back by full lockdown shutdowns. Our teams actively worked with our clients during these shutdowns to ensure that once restrictions were lifted we could hit the ground running to alleviate as much of a delay as possible. Our offices will continue to be the heart of our culture, a place we meet to collaborate and innovate. We have ensured our offices are safe and welcoming to all our staff. Mental health wellbeing starts in-house and we actively support our team to find that all important work-life balance – throughout the pandemic we have been active and run an employee assistance programme that gives our staff access to exercise programmes, dietary advice, medication, seminars, competitions and much much more!

Ellucian, 45 Mespil Road Ellucian is charting the digital future of higher education with a portfolio of cloud-ready technology solutions and services. Working with a community of more than 2,700 customers in over 50 countries, Ellucian keeps innovating as higher education keeps evolving, visit Ellucian at www.ellucian.com. Appointed on a Design & Build basis and working in partnership with JLL, Mola and Axis, we were tasked with delivering Ellucian’s aspirations for their new Dublin headquarters on the second floor of 45 Mespil Road.
Due diligence of the space revealed very restricted ceiling and floor voids. This created the basis of a revised design intent to remove existing ceilings, exposing the services to create the intended brief of an open, bright, collaborative working space. The layout concept adopted was to create a solid sculptural form around the central core containing quiet and cellular spaces wrapped by the open plan and break out areas enabling optimum light and views to be enjoyed by all employees.

Desks were grouped into clusters with acoustic ceiling rafts suspended overhead to contain noise. Booth seating was located off the circulation area surrounding the central core to allow informal meetings and collaboration off the open plan area. Careful and detailed coordination of all services was required to ensure maximum head height and clear uncomplicated lines of sight throughout. Construction consisted of the formation of all new rooms, installation of glazed screens, removing and exposing the ceilings, new flooring, wall and ceiling finishes along with works to the existing mechanical and electrical servicing to suit the new layout. Particular consideration was given to the acoustics both within the open plan and cellular spaces as this was a particular focus for Ellucian. During the initial stages of the project on site, lockdown occurred as a result of COVID-19 putting a halt to the programme. During this period, design and procurement continued along with the team putting in place procedures to counteract the spread of COVID-19 once the site re-opened. The adoption of our SMART innovative processes was of particular benefit to this project, ensuring open and transparent collaboration and real time information was shared with key decision makers who were largely based in the US and unable to travel due to the impact of COVID-19. Live and up to date information was available to them 24/7. The team kept Ellucian in the loop of progress with daily/weekly progress photos uploaded to our digital management platform.

“Ardmac asked detailed questions from the beginning to really understand our requirements for the space…. Ardmac were crisp in their communication of when decisions were required and reminded Ellucian of impending deadlines for decisions.... This was very much appreciated” Joe Bellman, Elucian

BUILDING OFFSITE Ardmac have extensive knowledge on designing production spaces for critical environments and we understand the ever-increasing challenge of speed to market. Our offsite building solutions are designed to meet the unique demands of the life sciences, data centre and advanced manufacturing industries. Our modular approach considers all aspects of the build, fromthe architectural aesthetics to themechanical, electrical and process services for the particular application, and our modular services provide a rapid and effective turnaround on predictable timelines. Our solutions are designed to be flexible, scalable and repurposed on a portable platform allowing for transportation to another facility/location should the need arise. At our Manufacturing site in Ireland we manufacture the purpose-built modular units to the highest standards. All our modules are fully tested in the manufacturing facility prior to shipping, ensuring full compliance. Once on site and connected to the permanent utilities they are then tested, reiterating swift compliance in the field following installation.

At Ardmac, we are all very aware of the physical risks and on-site threats. We put Safety First in everything we do. But what about the dangers we can’t see? Depression, Anxiety, Stress and Suicidal Thoughts are just as dangerous as the tangible on- site hazards. Over the past number of years there has been an increasing number of employees in the construction industry suffering from mental health issues. A 2020 study found that 83% of construction workers have experienced a mental health issue. Mental health issues are indiscriminatory and affect people in all roles. We place huge focus on regulations and on-site safety but mental health needs to be prioritised just as highly as wearing a hard hat or protective goggles. That’s why this year, Ardmac have chosen their 3 charity partners with a focus on mental health; Pieta House, Manchester Mind and The Lighthouse Construction Industry Charity. Ardmac is dedicated to help tackle this issue by increasing awareness of the mental health issues within the construction industry, providing the support and resources for our staff, we have trained mental health first aiders and of course raising vital funds for our charity partners.
“SAFETY FIRST” - THAT’S OUR MOTTO AT ARDMAC, BUT WHAT ABOUT THE DANGERS WE CAN’T SEE?
