Emplazado en la esquina que forman las calles Presidente Riesco y Augusto Leguía Norte, este edificio cuenta con 36 departamentos de 75, 110 y 115 metros cuadrados repartidos en 12 pisos, además de tres subterráneos, un nivel de acceso y una piscina y un quincho en el último piso. Esta torre se proyectó considerando dos ejercicios opuestos: uno centrípeto y otro cen- trífugo. Lo centrípeto permite entender aquellos elementos propios del barrio y del entorno y que intervienen en las definiciones del proyecto. Lo centrífugo tiene relación a las experiencias del usuario a través de éste. El primer piso se destinó exclusivamente para la recepción, transparente y amplia, ro- deada de un jardín con esculturas que cumple la función de crear una pausa en la transición entre la ciudad y el edificio. Al área verde se le incorporó un paso de autos tipo drop-off para facilitar el acceso y egreso de los autos de los propietarios independiente de las vías públicas. El edificio se desarrolla de manera equi- valente hacia sus cuatro orientaciones per- mitiendo dotar de diferentes vistas a los de- partamentos. El esquema estructural consiste en un sistema de columnas perimetrales y un núcleo central. Estas columnas en hormigón visto de 144 cm por 30 cm se desplazan 72 cm a lo largo del borde de losas en sentidos contrapuestos. Esto rompe la serialización ver- tical propia de la vivienda en altura con el pro- pósito de ir aumentando las vistas en los pisos superiores. A su vez, las plantas se invierten cada piso por medio permitiendo contar con tres tipologías de departamentos en cuatro orientaciones distintas. /
Located on the corner of Presidente Riesco and Augusto Leguía Norte streets, this building has 36 apartments of 75, 110, and 115 square meters distributed over 12 floors, in addition to three subterranean levels, an access level and a swimming pool, and a barbecue area on the top floor. This tower was designed considering two opposing exercises: one centripetal and the other centrifugal. The centripetal allows us to understand those elements of the neighbor- hood and its surroundings that intervene in the project's definitions. The centrifugal aspect is related to the user's experiences through the project. The first floor is exclusively for the reception area, transparent and spacious, surrounded by a garden with sculptures that create a pause in the transition between the city and the building. A drop-off driveway was incorporated into the green area to provide access and exit for the owners' cars independently from public streets. The building is developed in an equivalent fashion towards its four orientations, allowing for different views from the apartments. The structural scheme consists of a system of pe- rimeter columns and a central core. These 144 cm by 30 cm exposed concrete columns move 72 cm along the edge of the slabs in opposite directions. This breaks the vertical sequencing typical of high-rise housing with the purpose of increasing the views on the upper floors. At the same time, every other floor is inverted, allowing for three apartment layouts in four different orientatio. /
