The project, which occupies 3.5 ha in total, solves –both by its urban concept and mitigation measures – the beginning of the opening section of Av. Monseñor Escrivá de Balaguer (Costanera Sur), with a profile of 50 m parallel to the Mapocho river and including a riverside park. According to the urban design of the Santiago Metropolitan Urban Plan, the road crosses three districts (Lo Barnechea, Vitacura and Providencia), connecting from Andrés Bello Riverside avenue to the San Enrique Bridge, which makes it a fundamental road pair next to the current Costanera Norte, with an urban street character (not a highway) for east-west flows. Also noteworthy are the urban works determined by the road impact study for Las Condes Ave and Tabancura, particularly the opening of a new private street for

public use between Las Condes Ave and Costanera Sur, which crosses the project’s site improving accessibility while allowing a greater interconnection in that large sector of the commune by joining both structuring axes, a highly required link in the future when the road network is complete and functional. Once the appropriate border conditions have been established for a high-density project and connectivity is assured, the Parque San Damián project is developed as a harmonious complex, under a single building permit that simultaneously approves all its buildings in their use and volume, an unprecedented situation in real estate projects in Chile, where from the start all the urban and architectural conditions with a long term development horizon are given.

The complex developed by the office placed two high-standard office and commercial buildings towards Las Condes Ave, while to the north of the plot seven residential buildings ranging from 15 to 32 floors are distributed as a condominium, according to the maximum heights allowed and with apartments from 75 to 250 sqm, with a total of 618 apartments. They are placed on a green area of 1.5 ha (without counting the internal roads of the complex) and without surface parking, providing a community urban space and quality of life in a mixed-use neighborhood. Always under the paradigm of high density but where the distance between buildings is much higher than usual, we sought a low land occupation with a large area of the plot for parks and high towers that allow views in all directions.
