Cada una de estas unidades tiene una propuesta específica y acorde a principios generales: proteger el suelo agrícola, proponer espacios de desarrollo residencial y equipamiento de escala local, conectividad en red por medio de caminos secundarios y senderos con los cuerpos de agua y el pie de monte y, finalmente, la contención hidráulica mediante un pretil habitable en las áreas utilizadas. A escala urbana, estos principios se traducen en tres acciones: - Greenway: formación de un anillo de forestación en los pies de cerro como medida de compensación por el uso forestal excesivo y como solución para la conectividad y accesibilidad tanto ecológica como antrópica. - Blueway: formación de ejes de agua que conectan los cuerpos de humedales con el río, acompañados por infraestructura verde y un sistema de movilidad lento (peatonalización y ciclovías). - Riverfront: densificación de la ribera como principal espacio público. Se consolida el perímetro mediante una vialidad estructurante a fin de potenciar la accesibilidad. Luego, a este perímetro se le anexan polígonos de desarrollo complementario. Las escalas de trabajo consideran la normativa vigente, a fin de dar con las acciones y estrategias concretas mediante las cuales ejecutar las propuestas en un corto y mediano plazo.
Each of these units has a specific proposal following the general principles: to protect agricultural land, to propose residential development spaces and local community facilities, to enable network connectivity through secondary roads and paths with bodies of water and the piedmont and, finally, the hydraulic contention by means of a habitable parapet in the areas of intervention. At the urban level, these principles are translated into three actions: - Greenway : formation of a forest ring at the piedmont as compensation for the excessive industrial forestry and as a solution for connectivity and accessibility, both ecological and anthropic. - Blueway : formation of water axes that connect the bodies of wetlands with the river, accompanied by green infrastructure and slow mobility systems (pedestrian and cycle paths). - Riverfront : densification of the riverbank as the main public space. The perimeter is consolidated by a structural roadway in order to enhance accessibility. Polygons of complementary development are integrated into this perimeter. The scales of work consider the current regulations, in order to find concrete actions and strategies through which to execute the proposals in the short and medium term.
