Para dar unidad a las fachadas exteriores se evitan logias, ventanas de baños y otros elementos, optando por terrazas corridas y ventanales continuos de piso a cielo. Por su parte, las fachadas al patio de luz interior presentan mayor intimidad al disponer de celosías horizontales y de vanos reducidos. Todos los departamentos consideran un programa similar –tres dormitorios, dos baños, servicios–, adaptable gracias a tabiques centrales fácilmente removibles. Las unidades se desarrollan a base de una configuración de doble crujía que permite la ventilación cruzada y la iluminación natural del 90% de los recintos. La búsqueda de formas pasivas de ahorro de energía es uno de los valores que presenta el proyecto, reduciendo así los gastos
comunes y logrando una mayor eficiencia energética y sustentabilidad. Las líneas simples, la incorporación de patios y áreas verdes tanto perimetrales como centrales no solo mejoran las vistas hacia el paisaje, sino que reducen el impacto de una edificación nueva de gran envergadura en una zona verde de gran calidad espacial y paisajística como la de este sector de Lo Barnechea. To unify the exterior façades, outdoor laundry rooms, bathroom windows and other singular elements are avoided, choosing instead continuous terraces and windows from floor to ceiling. On the other hand, the façades of the inner light court provide greater privacy with horizontal lattices and reduced voids.
All the apartments have a similar program –three bedrooms, two bathrooms, services– and are flexible thanks to easily removable central partitions. The units are designed based on a double width configuration of that allows cross ventilation and natural lighting for 90% of the rooms. The search for passive forms of energy saving is one of the values of the project, thus reducing building management expenses and achieving greater energy efficiency and sustainability. The simple lines and the addition of patios and green areas, both on the perimeter and in the center, not only improve the views to the landscape but reduce the impact of a large new building in this sector of Lo Barnechea, a green area of great spatial and landscape quality.
