Summary of A&A Rules (Cover Page)

This summary is for quick reference and does not represent the complete Rules. It is the owner's responsibility to understand the complete Rules and relay them to the Contractor.

ALL lot modifications require a Permit - even repairs. No work can start without an approved Permit.

• Each Permit must have corresponding Exhibits attached along with a PLOT PLAN. • There must be a Contractor's signature before A&A can review a Permit unless the owner is doing all the work. Then the owner is the Contractor. • City Permits must be issued prior to approval by the A&A Committee. A&A may review the Permit and give a pending approval while awaiting City Permit approval. • At Final Inspection any deviation from the original approved Permit will be removed at Owner's expense. Every Permit must indicate the change of Hardscape/Softscape. ALL Softscape calculations must be indicated on the Plot Plan. Lots are allowed a maximum of 85% Hardscape - minimum of 15% Softscape.

• Golf Cart Tracks are Hardscape if made with concrete or brick; Softscape if DG, Turf, or Rock. Permits are required for the following modifications without fee.

a. Repair of lot light. b. Repair of Fifth Wheel Enclosure or repair of Fifth Wheel Stairs. c. Removal of trees, hedges, or landscape material. Fifth Wheel Enclosures (storage under fifth wheel pin) and Skirts • Enclosures must be solid material, and harmonious color scheme.

o Must have concrete block footings no thicker than 3". o Bottom edge of siding must be 1" above concrete pad. o Must have top (no less than 12" from top) and bottom vents each totaling a minimum of 48 sq. in. • Skirting is allowed under the RV only and not slide outs. Harmonious color scheme. o May be created of lattice, wood, or vinyl fabric. Solid material not allowed.

Stairs • Must be solid material. Footprint of the landing not to exceed 2 0 sq. ft. Harmonious color.

Fencing • White, vinyl material. 2 approved designs. No longer than 36' or taller than 5' high. • May not be placed over or directly abut natural grass. • Placement on artificial turf, decorative rock, stone, brick, or concrete is ok. • Borders must be of masonry material and mortared in place • May only be placed on or parallel to the side or rear lot lines. • Minimum 15' setback from the front lot line. • CANNOT block access to the electrical pedestal ingress or egress to/from lot.

Pet Enclosures

• No higher than 42"; minimum setback 15' from street; patio side only; aesthetically acceptable by A&A. • High quality metal, black, brass, bronze, or silver properly anchored in the patio . Temporary and removable and moved on mowing day if on grass. If not anchored in hardscape must be removed if RV not occupied. Hedges • Only approved hedges allowed. Refer to the notebook in the Administrative office for the list of approved hedges. • Minimum 15' setback from front property line; cannot block electrical pedestal. • May not block adjacent lot view or hang over lot line. Not to exceed 5' without approval of A & A. • Cannot abut natural grass. Must have border of masonry material in mortar, weed barrier and ground cover.
