Kitchens and BBQ Backings

• Kitchens must be placed on hardscape; setback minimum of 20' from road and one foot from the patio side property line. Front (street) view may not exceed 8' in length. Finished height not to exceed 50". Must follow footings and rebar requirements. • May include built-in extensions, BBQs, grills, and side burners. Built-in refrigerators, sinks, dishwashers, and ovens allowed but must be constructed for outdoor use. All built-in units must be powered by propane or electricity. • Sinks and dishwashers must be plumbed to water source and sewer cannot be drained or emptied onto any lot or common area. • Placement of Outdoor Kitchen must be approved by A&A. • BBQ backing materials must be non-flammable such as brick, stone, or stucco. Supported by pilasters or other suitable support. Must follow footings and rebar requirements. One BBQ backing per lot. • Finished dimensions not to exceed 50" in height, 8' in length and 4" in thickness (one brick). • Setbacks are the same as outdoor kitchens.

Artificial Turf

• Must be installed by approved vendor and with approved product; counts towards 15% minimum Softscape requirement. Cannot abut natural grass. Shade Structures • One Shade structure per lot, not to exceed 10' in height above hardscape and setback a minimum of 20' from street lot line. Can be a maximum of 10% of lot square footage. For example, a 1, 9 25 sq ft lot would be allowed a shade structure no larger than 1 9 2 sq ft. • Dimensions - not to exceed 10' in height above hardscape and setback a minimum of 20' from street property line. • Powder coated Metal or Alumawood type - no cloth tops, plastic, vinyl, or wood. Neutral colors. • Side curtains are for temporary use and cannot be used to create an outdoor room. • Must be installed with manufacturer's specs, including footings, and may require a Cathedral City permit for footings. • Structures over 120 sq. ft. require a Cathedral City Permit. • A&A approval will take into consideration the placement of the structure on the lot to minimize impacts on the neighboring lots to not interfere with views ere with views or privacy. , Privacy Screens • A maximum of 2privacy screens per lot - at the rear or front of the lot. Not on the sides. Eachscreen may not exceed 6' in height and 4' in width. Must be commercially made of high quality metal in tones of black, brass, bronze or silver. Must be bolted downand can not be placed in natural grass. • Setbacks - 15' from road property line; min. 1' from either side property line; and, 3' from rear property line. • Front (street view) may not exceed 8' in length. Driveway Posts • May not exceed 3 posts per driveway. The tihrd post in center must be slip fitted in a ohllow tube in the driveway and post must be removable. • All posts or tubes need to be in mortar and must be 2" square or metal posts. • Must be setback 12" from curb, no more than 36" above grade and installed onyour own property. • Metal chains must be used • No cones, buckets, bricks, etc. may be used to support the center of the chain.
