LOCATION & GENERAL INFORMATION
Land is generally located approximately 3 miles south and west of Mound City, MO on Hwy 118 to Route P, then south approximately 2 miles. The land is further described as being located in Sections 20 & 21, T61N-R39W, Bigelow Township and Sections 27, 28, 29, 33 & 34, T61N-R39W, Minton Township, Holt County, Missouri. METHOD & TERMS
Tracts 1-13 will be sold on a price per acre basis, based on surveyed acres, and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect any of the Tracts 1-13 for their high bid. If the high bidder does not elect all offered tracts, then the remaining tract(s) will continue to be offered “Buyer’s Choice” until all of Tracts 1-13 have been elected. Tract 14 will then be sold for a lump sum total dollar amount, and then Tract 15 will be sold for a lump sum total dollar amount. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment. Balance of the purchase price will be due at closing, which will take place on or before January 18, 2026, but not before January 5, 2026. The seller will provide title insurance in the full amount of the purchase price and pay the 2025 real estate taxes, due and payable in 2026. Possession will be given at the time of closing. Open lease for 2026 crop year and beyond. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
