Energy efficiency One Hyndland Avenue complies with the Silver Active standard for building regulations, which goes beyond the standard government requirements. These measures outlined below will provide a 21% improvement in CO₂ emissions against the Building Regulations of 2010 – and a 7% improvement on the current Building Regulations of 2015. Along with an overall reduction of water usage, a minimum 5% of water heating in the building will come from renewable sources.

• Duplex apartments will be heated using a Daikin Air Source Heat Pump hybrid system, which has the efficiency benefits of an air source heat pump and the flexibility of a combination boiler. • Upper apartments will be heated using

Vokera high performance combination boilers with integrated flue gas heat recovery units.

• Solar photovoltaic panels will be installed on the roof to reduce the electrical running cost of communal elements. • All lighting will be low energy as standard. • Smart meters are fitted as standard for both gas and electricity. • All taps and showers will be fitted with flow limiters to reduce water consumption. • Improved heat retention and sound proofing, thanks to improvements to building fabric, high-performance windows, and increased insulation to walls and floors. • Heating provided in communal spaces to reduce heat loss between dwellings and lobbies. • Capacity within the electrical supply for connection of a number of vehicle charging points. • Rainwater storage butts to ground floor apartments. • Dedicated recycling provision within kitchens. • Enhanced window sizes to provide greater natural daylight. • Dedicated home office location with additional electrical points for future flexibility.

Award winning design studio, Occa Design were appointed by Westpoint to work up the interior design of the development, encompassing our holistic approach to the interiors within the One Hyndland Avenue. Balancing functionality with aesthetics, Occa first focused on creating open, flexible living spaces infused with natural light and distinct architectural detailing, including feature ceilings and concealed lighting to bring style and character to each apartment. Introducing the ability for owners to personalise their apartment, Occa then developed a distinctive collection of materials and finishes across the kitchens & bathrooms in four unique pallets. Each of the four palettes was thoughtfully produced to create a contemporary yet timeless range of finishes and textures in a distinctive Westpoint Homes style. The two companies worked closely together to create a new benchmark for interior styling in the west end of Glasgow, delivering beautiful spaces and designs that are perfect for the urban & eclectic nature of west end living.
