I ndustrial R eal E state & D istribution C enters Crisfield’s waterfront properties to be sold absolute, regardless of price Four commercial Maritime properties on the auction block

RISFIELD, MD — Fou r c omme r c i a l properties on Cris- field’s waterfront, including a lot with deepwater bulk- heads, are being put on the auction block in June and will be sold absolute, regard- less of price. Max Spann Real Estate &Auction Co. , the national auction house, has scheduled the auction for June 12 at 1 p.m. at the Courtyard Marri- ott, 128 Troopers Way, Salis- bury, MD. Property previews will be held on Thursday, May 22 and Thursday, May 29. C

The four properties are all located along Crisfield’s waterfront on the Little An- nemessex River, a tributary of the Tangier Sound, which flows directly into the Chesa- peake Bay. “This auction offers four maritime opportunities at the Deepwater Gateway to the Chesapeake Bay,” said Bob Dann , chief operations officer for the firm. “With an absolute auction, these prop- erties will sell regardless of how much is offered. This is a tremendous opportunity for someone looking to make a move in Crisfield.” The largest parcel is a nearly 6-acre waterfront lot with bulkhead on three sides and 520 feet of front- age along Seventh St. The property offers deep-water access, making it ideal for a maritime business. City sewer and water are avail- able. The property is zoned tourist maritime, allowing for both residential and com- mercial uses. It was previ- ously approved for a 61-unit townhouse development with 95 boat slips. The income-producing, 40- unit Somers Cove Motel on Norris Harbor Dr. is also on the auction block. The nearly 2.2-acre property sits next to the Somers Cove Marina. Two commercial build- ings on West Main St. are also being auctioned. The first is the former Forbush Hardware Store, a two-story, 8,200 s/f commercial building constructed in 1880. Its exte- rior walls are “three bricks thick.” The first floor retail space, with hardwood floors, is more than 4,100 s/f. The second story can be used as storage or converted into an apartment. The second commercial building is the former Ster- ling Hardware store. The building has 2,828 of open retail space on the first floor, a 1,184 s/f apartment build- ing on the second floor, and an 896 s/f detached metal warehouse. Zoning allows for a wide range of business pursuits, retail sales, office and service activities.
