“Our expertise encompasses having a comprehensive knowledge of the asset and being able to guide buyers adeptly to the number they must be prepared to pay. If you push a prospective buyer too far out of their comfort zone when trying to reach that number, down the line the deal inevitably unwinds. Because of the way we approach the entire auction process, the vast majority of our deals are successful.” Buyers and sellers There’s been a definite shift towards more opportunistic buyers attending auctions than previously, in Norman’s view. Savvy investors perceive value in the market and distressed sellers want to exit because most cannot wait until the market turns. “You need deep pockets to do that,” Norman comments. “It’s really only listed companies or investors with big wallets who will consider holding on to certain assets. REITS have sold a lot on auction over the past few years but this activity has now stabilised. Loan-to-value ratios have been corrected and share prices have increased in many cases, hence the need to raise equity is not as pressing.”
