MSM PROPERTY FUND
grit, perseverance and an indomitable belief in the organisation’s purpose. “It’s easy to be invested in an asset class that’s doing well. It’s when you go through the tough times that you learn how to deal with difficulties and solve problems. And that’s also a big thing about being in business in South Africa – you have to be prepared to roll up your sleeves and get to work when things don’t go well,” he comments. Relationships have also been central to that growth. By building strong connections across the property broking community, with bankers and with the leaders of listed property companies, MSM established a foundation of trust and credibility. This network has enabled access to pension funds and institutional capital while also strengthening the firm’s expertise across listed and unlisted markets. Opening the doors to ordinary investors If there is one aspect that truly sets MSM apart, it is the company’s mission to make property investment accessible to ordinary South Africans. Through the MSM Property 27Four Fund, launched in 2017, individuals can invest in both South African and offshore listed property portfolios. The entry points are deliberately modest: a minimum of R300 per month or a lump sum of R2,000. “What Musi has created is something very similar to a scheme I worked on early in my career,” notes Vuyani, who joined MSM after many years of experience managing the investment of institutional funds into REITs and private equity. In working as an analyst for an organisation that enabled mine workers to invest small amounts each month, he gained an understanding of how beneficial even small investments could be for ordinary people.
