of the way we shop now, the way retailers have changed their storage formats, distribution, and various other things,” he continues. “There’s easily another five to ten years of runway in terms of that structural change.” Vuyani adds that regional and intra-African trade agreements, and South Africa’s position as the continent’s most industrialised economy, further strengthen the case for logistics and warehousing. “There’s definitely still room to grow in the industrial and logistics sectors,” he says. The importance of impact The ‘impact’ in the Infrastructure Impact Fund’s name is no accident. MSM embeds environmental, social and governance considerations into its strategy, from solar photovoltaic installations and water storage systems to community development initiatives. For instance, a new charitable foundation, which will own 5% of the fund’s general partner, focuses on early childhood development. “A lot of the fund’s focus will be on job creation,” says Vuyani. “Alternative water supply and solar PV also help with not relying on municipal supply, and there’s still a lot of value in doing that financially.”
By lowering barriers and offering flexible, transparent investment products, MSM is reaching an audience that has traditionally been excluded from property markets and financial services – a key part of its transformation agenda. Expanding into infrastructure and private equity Alongside its listed property activities, MSM has moved decisively into direct property and infrastructure investment. Its Infrastructure Impact Fund channels equity into both economic and social infrastructure assets, balancing returns with long- term benefits. “We’re using equity, providing a good investment return for the investor, but we’re taking it and using it to develop property that will meet a need and provide jobs,” says Musi. About three-quarters of the fund is focused on industrial and logistics properties – sectors buoyed by e-commerce growth and shifting retail supply chains. The balance goes into social infrastructure such as data centres, healthcare facilities, toll roads, shopping centres and renewable energy projects. “The fundamentals of industrial property have changed because
