Differentiation in a crowded market South Africa’s property investment landscape is crowded with funds and managers, but MSM is confident in its ‘challenger’ brand positioning. “I think the fact that we’ve been in the market for so long will stand us in good stead,” says Vuyani. “The broker networks we’ve developed over the years are beneficial. We’ve also been in the listed property sector for a long time and are combining those skills and using them for direct property investments and development – not a lot of people have that experience.” For Musi, the differentiator lies in embracing volatility rather than resisting it. “The world is in a time of turmoil. We’re going through change, but we embrace that change,” he says. “Because we have an understanding of both the listed and unlisted side, we have a great perspective on the change that’s happening, and we aren’t just waiting for the storm to pass.” Diversification is another pillar of resilience. “We have four aspects to the business – the private equity, the institutional funds we manage, private client funds and the unit trusts via the app,” explains Musi. “We’ve built a very resilient business compared with other managers who only have one kind of client or asset class. We intend to be here for decades.”
