CEDARHURST Modern Living. Historic Charm.
6940 KEATS AVE, COTTAGE GROVE, MN PROJECT LOCATION
PROJECT OVERVIEW
The Cedarhurst development is a rare opportunity to merge historic preservation with modern residential living. Located in a growing community with increasing demand for high-quality housing, this project will introduce a carefully curated blend of apartments and townhomes while restoring and preserving a historic mansion that has long been a local landmark. Originally built by Cordenio Severance, a distinguished St. Paul attorney, Cedarhurst was a gathering place for dignitaries, including four U.S. Presidents—Roosevelt, Harding, Coolidge, and Taft. During the Cold War, the CIA even used the mansion’s library as a covert operations site. Over the decades, Cedarhurst continued to serve as a community hub, hosting high tea, weddings, and special events that added to its storied legacy. Without intervention, this historic treasure faces inevitable deterioration, making its preservation a critical initiative to safeguard the past while meeting the region’s housing needs. Cedarhurst will breathe new life into the estate, ensuring it remains a vibrant part of the community while providing much-needed modern housing for future generations.
PROBLEM / OPPORTUNITY
The Cedarhurst site, anchored by a historic mansion, has fallen into disrepair and faces imminent structural failure without intervention. Additionally, the community is experiencing a shortage of high-quality rental housing, leaving workforce residents and families with limited options.
1. Historic Site Deterioration: Without restoration, the Cedarhurst mansion will continue to decay, ultimately leading to the loss of an irreplaceable historic asset.
2. Lack of Diverse Housing Options: The area lacks a variety of rental housing to meet the needs of a growing population. Cedarhurst will fill this gap with townhomes and apartments that accommodate different income levels and household sizes. 3. Underutilization of Prime Land: The site, in its current state, fails to contribute meaningfully to the surrounding community.
Cedarhurst presents a rare chance to revitalize a historic property while introducing a high-quality residential development that meets the evolving needs of the community.
