OBJECTIVES

The Monroe is designed to support Green Bay’s long-term growth by delivering 176 thoughtfully designed residential units, including a mix of apartments and townhomes, to accommodate professionals, families, and retirees. The development will foster a strong sense of community through high-quality amenities and green spaces while maintaining affordability for residents earning between 60% and 120% AMI, ensuring market-rate quality and design. In collaboration with the City of Green Bay, the project will follow a streamlined entitlement process that aligns with municipal planning goals. Construction will begin with the 28-unit townhome portion in Q3 2025, followed by the 148-unit apartment building in Q1 2026, with full project completion anticipated by Q2 2027, strategically introducing new housing options to meet the city’s evolving needs.

The Monroe is structured as a financially sustainable investment, leveraging a combination of private financing and municipal support through TIF funding to ensure feasibility. The city’s strong commitment to the project, combined with a well-structured financing plan, positions The Monroe as a key residential development that will strengthen Green Bay’s housing market for years to come.
