SOAR Newsletter Edition 18 - Happy Halloween!

Executive Perspective Butch Patrick, CEO

What 's Inside

Happy Halloween! I hope you and your families are getting ready to kick off the holiday season with decorations, treats, and a lot of fun. At our annual leadership conference, held in September, we enjoyed the presentation and concepts of the FISH! Philosophy, which is featured in this SOAR edition. The core concept of FISH! is to enjoy work, life, family, and friends with a positive, giving attitude. We all can make an impact on our customers, co-workers, and others that we interact with by bringing energy, passion, and a positive attitude to work with us every day. I hope you will have the time to explore the four simple practices of the FISH! philosophy and how they can enhance your adventure through life. In the field, LaTour Hotels & Resorts continues to drive improvements at various resorts with Hurricane Ian damage adding complexity to this process. Currently, major work is occurring at the following properties: - Coconut Palms Beach Resort II experienced substantial damage during the hurricane. LaTour had completed an interior renovation plan for the resort prior to the hurricane and will now combine repairing the damage with the interior renovation work while portions of the resort are offline to get these repairs completed. At reopening in late spring, it will be a completely renovated property.

- Vacation Villas II sustained considerable damage to one of its three buildings. At this point, we don?t yet know how long this building will be offline or the extent of any renovation plan. We will update you on the progress in the next newsletter. - West Point Park and Festiva Orlando Resort sustained major water intrusion but thankfully, limited physical damage. We anticipate all remediation to completed by November 1st. During the next year, replacing all windows and doors will be a priority which should prevent this type of damage in the future. In addition, ownership of buildings B, G, and H were transferred to Brewtown Living. Renovations will begin on them in November with completion expected in April. When completed, the property will have 168 apartments and twenty-four timeshare units. - Coconut Malorie owners have approved a public area improvement plan that includes exterior repairs and painting, pool improvements, along with improvements to hallways, the lobby, and other public areas. This is the first major renovation of this property since we acquired it, and the outcome will have a major impact on the appearance of the resort. As I mentioned previously, Festiva Real Estate Holdings, LLC has development plans for 63 three-bedroom condominiums in Atlantic Beach, NC. Although the town provided preliminary approval in February, we are still working to obtain the final approval for the storm water runoff plans. We expect approval soon and will then proceed with finalizing the building plans, obtaining the projected cost, and ensuring the market can still absorb these new condominiums at an attractive price.

Hopefully, we will be in position to begin construction by late spring of 2023. Before the next SOAR edition is released, we will have seen the termination of both timeshare associations at Hot Springs Village I (40 units) and Southcape Resort Phase I (31 units). Both timeshare regimes have automatic termination dates as part of their governing documents, but owners can vote to extend the dates. However, based on the interaction with the owners at both properties, we anticipate these associations to allow the regime to terminate. We have appraisals for both properties and intend to make purchase offers for the units. If successful, these will become part of Brewtown?s multi-family portfolio. Thank you again for your contributions every day to Zealandia?s success and I wish you a wonderful holiday season filled with thanks and joy!

ZHC Hosts Summer Cookout Asheville, NC

In August of 2022, corporate employees along with TSA Choice gathered for an afternoon of summer eats and backyard shenanigans. "It's always nice to step away from the office during the day and have a little friendly competition with team members," said Bob Mattei, Director of Operations, RTX. Kyle Smith, VP of Operations and Dennis Patenotte, CFO, ran grill operations while competition heated up over several games, badminton, volleyball, corn hole, and more! No one kept score but with delicious food, great conversation with co-workers, and "all play - no work", we were all winners that day!

2022 Z eal andi a Hol di ng Company Leader shi p Conf er ence

A special thank you to all of our sponsors and attendees for another successful conference!

Each year, leaders from our family of brands travel from near and far to attend our annual Leadership Conference. This year?s conference was held in September 2022 in Music City - Nashville, Tennessee! The conference offers us a chance to reunite and reconnect, but also provides an opportunity to discuss in detail what?s coming next for Zealandia Holding Company. After unprecedented times lead to many challenges over the last few years, this year brought with it a breath of fresh air, growth and new goals. As Butch Patrick, CEO of Zealandia Holding Company, shared in his welcoming presentation, the future is bright for Zealandia and we are focused on what exciting new opportunities lie ahead of us. As we look to the future, our goal is to continue to grow our new business model of projects and strengthen our presence within the

multi-family rental market. On that positive note we welcomed back our guest speaker, who furthered our knowledge of the FISH Philosophy! Conference attendees were taught the importance of their leadership styles and how they directly impact a working environment by answering questions like who are you being ? When leaders learn to be there , choose your attitude , make their day , an play , we learn that a healthy and happy work environment starts with good leadership. The evening ended with a celebratory dinner filled with live music, great conversation, a whisky tasting, and our annual awards. For those new to our organization or unfamiliar, Zealandia Holding Company receives nominations from our employees. We appreciate everyone one of you who took the time to recognize a colleague for a job well done.
