Essentia Responsible to Assistant Director, Property Accountable to Assistant Director, Property Job Summary The post holder will be qualified property expert leading on complex property negotiations and transactions including freehold disposal and acquisition and lease hold acquisitions, lease renewal and rent reviews. The postg holder will work collaboratively with all internal and external stake holders providing expert property advice and assurance that Trust property interests are protected at all times. The postholder: • Work with the Assistant Director, Property to review the emerging Estate Strategy to develop a resultant Property Strategy. • To lead on lease renewal, rent reviews, property disposals and acquisition and all ensure all transactions achieve best value. • etc. Regularly meet GSTT Legal Advisors, both internal and external to achieve objectives. • Drive with the Space Leads the strategic implementation and constant review of the emerging Estate Strategy and the wider with particular reference to the effective utilisation of space both within leasehold estate and its retained freehold estate. • Attend quarterly and other frequent meetings with retained external advisors. Performance Management • Work within a performance management framework, ensuring that clear performance measures are in place across the team, and manage a process of continuous improvement in relation to service delivery, identifying innovative approaches and best practice. • Analyse performance across the Trust’s entire asset base in relation to performance targets and strategic objectives, developing strategies and business plans, providing advice in areas where expert opinion differs. • Be accountable, and hold staff accountable, for the delivery of all agreed objectives and outcomes for the Trust, Essentia and any external clients or partners. Ensuring that effective action is taken as appropriate, where performance is at risk of falling below expected standards. • Ensure that appropriate strategies, plans, delivery and implementation frameworks are in place to ensure that an excellent environment for patient care is maintained at all times, formulating and adjusting plans and strategies in anticipation of complex environmental and political changes. Financial Management • Ensure that services are delivered so as to achieve value for money and meet all financial targets.

• Day to day oversight for the Property team budget, ensuring spend does not exceed forecast and budgets are adhered to. • Carry out regular property inspections in order to hold tenants to account (ongoing property management function) and conversely checking that GSTT is performing in accordance with lease terms where it is the tenant. • To deliver quality standards across within the team and ensure a full range of Property services are provided limiting the use of external support for BAU roles. • Manage and further develop external consultant relationships, ensuring effective communication of the Property Strategy. • Lead quarterly and other frequent meetings with retained external advisors. • Manage the relationship with GSTT Legal Advisors, both internal and external to achieve objectives. • Further instil and develop within the team an attitude of collaborative working with other internal working groups, acting as the “go to” property advisor. • Support the development of space norms/ metrics and associated space management policies for wide implementation and compliance in conjunction with the strategy team. • Support and work closely with the

KEY RESPONSIBILITIES

Property • Drive forward business as usual functions including but not limited to: • Property acquisitions and disposals, both leasehold and freehold • Rent reviews • Licence for alterations, to enable Capital Projects to proceed in the leasehold estate • Licences to sub-let, alienations etc. • Police boundary disputes and support the wider Estates Team • Support Capital Projects in Town Planning Discussions and Negotiations to regularise our property interests to the benefit of GSTT • Acting as GSTT internal expert in discussions with KCL (and other partner organisations) especially in relation to Property Contracts arising from occupation and documenting areas of overlap / exploring items of synergy. • Keeping all Property Records up-to-date • Manage the production of regular reports for senior managers to take to Committees in reference to proposals which contain a Property related transaction.
