for homes with swimming pools? Early days yet, but with the extremes of weather seemingly settling on wet winters and very dry hot summers, the attraction of swimming pools could well be on the up.

The Market

So, our half year trading results are in and the figures speak well about the state of UK house market and the resilience we have experienced over recent years. In the period January to June 2025 the McCarthy Holden revenue from house sales is 34% up against the same period last year, with one of our branches (Fleet in Hampshire) coming in with a very impressive 54% uplift on last years trading revenue in the same period. I am grateful for the loyalty and repeat business of our clients, which I believe occurs because they know we are an independent and long established agency with a strong customer driven focus. In contrast, larger corporate agencies by necessity have to be focused on their balance sheets and returns for investors, whereas at McCarthy Holden the focus is on the best returns for our clients. Agreed sales continue to build, but whilst house sales are up in terms of units sold, the sold prices remain competitive.

Residential Lettings

The Renters’ Rights Bill is in the House of Lords Report Stage, with sessions held on 1, 7, and 15 July 2025.After that, it’ll need final approval in both Houses before heading for Royal Assent. Given the summer recess begins 22 July, there’s a tight window—if missed, final approval likely shifts to September 2025.When passed, most provisions will be phased in, likely starting late 2025 or early 2026.

Once enacted, the bill will see these key measures in place.

• End to Section 21 “no‑fault” evictions - landlords must use specific grounds under Section 8 • Automatic periodic tenancies - all ASTs become rolling month-to-month. • Rent increase controls - landlords can raise rent only once a year. • Ban on rent bidding - no accepting offers above the listed rent. • Cap on advance rent - landlords limited on rent up front / deposit • Pet rights - tenants can request pets. • Decent Homes Standard & Awaab’s Law - private rentals must meet minimum standards. • Private Rented Sector (PRS) database + Ombudsman - mandatory landlord registration. • Expanded tenant protections - bans on discrimination For Landlords, working with a qualified, regulated letting agent has never been more important, so for guidance and advice do make contact with McCarthy Holden’s expert letting consultants.

Other Market Factors

The cost of mortgages is taking a long time to decline, impacted by so much uncertainty in the global financial markets and economic factors such as decisions coming out of America in relation to tariffs.These days we are much more part of a global market than ever before, so chaotic policy making overseas is having an impact on the UK economy and even interest rates in relation to the house market. Further mortgage rate falls are still expected to continue in 2025, providing some additional relief for buyers in the latter part of this year and early 2026. In our June magazine I highlighted another significant factor influencing the housing market, namely growing transfer of inherited wealth, as parents pass substantial assets to their children. Within the house market the drivers are typically job moves, growing family etc., but could this summer see a niche market emerging in the form of increased demand
