BRIGHTON & HOVE CITY COUNCIL AND THE HYDE GROUP | HOMES FOR BRIGHTON & HOVE

Homes for Brighton & Hove (HBH) is a groundbreaking 50:50 joint venture between Brighton & Hove City Council and The Hyde Group, created to tackle the city’s housing affordability crisis. This innovative partnership combines Hyde’s development expertise with the council’s land assets and local insight, delivering high-quality, sustainable homes for first time buyers. To date, the partnership has delivered 346 affordable homes across two sites, with a pipeline of 1,000 more. Key developments like St James Square and Bluebell Heights exemplify the approach – offering a mix of social rent and Shared Ownership, energy-efficient designs and strong community integration. The partnership’s success is underpinned by transparent governance, early contractor engagement, and a commitment to sustainable construction and economic impact. HBH sets a benchmark for local authority collaboration, demonstrating how joint ventures can deliver scale, affordability and meaningful local impact.

L&Q AND THE HILL GROUP | KEW BRIDGE RISE

L&Q and The Hill Group have joined forces in an exemplary partnership at Kew Bridge Rise, which demonstrates how collaborative working can deliver the very best for first time buyers. The creation of a joint venture pushed much-needed affordable housing to the top of the agenda at Kew Bridge Rise. Both partners were in clear agreement from the outset that every resident at Kew Bridge Rise, including shared owners, will have access to tenure blind homes and common areas, as well as premium resident services and facilities – such as a brand new gym, co-working space and a concierge. The partnership will deliver 441 apartments in total, an impressive 50% of which are designated affordable in affluent west London. L&Q and Hill’s teams share one marketing suite and multiple show homes, and as a result, their sales teams work side-by-side daily as a unified team – providing an enhanced experience for buyers.

GECKO & GREENWOODS | LOCAL ROOTS, LASTING IMPACT IN CHORLTON

Developing in an existing residential area, such as Emerald Way, has unique challenges. The local community is rarely ready to embrace the change or disruption associated with development. Gecko’s partnership with developer J Greenwood Builders, is a masterclass in engagement through partnership, not only achieving the development on time and in budget, but allaying the local community’s fears along the way and providing high-quality, affordable housing for locals. Emerald Way in Chorlton is a development of 29 new apartments available through Shared Ownership. The development is a true partnership project between social housing provider Gecko and developer Greenwoods, and between the development team and the wider community.
