Woodlands Retreat Situated on the edge of Oxford, this new residence replaced an existing 1960s dwelling, transforming the site to fully embrace its natural surroundings. Given the Green Belt location, a two- stage planning application was employed, utilising Permitted Development rights alongside full Planning Policy allowances to achieve the required scale and layout for the client’s vision. The property comprises six bedrooms, a library, study, reception area, breakfast room, family room, and kitchen, with each space carefully oriented to maximise natural light and panoramic views across the site. A fully glazed kitchen and breakfast area, along with a reflection pool, seamlessly merge indoor and outdoor spaces, reinforcing the connection between architecture and landscape. Supporting the main house, a new double garage and pool house were designed to complement the primary structure, maintaining strong visual and physical links between the buildings. The design prioritises high thermal performance, with an air source heat pump and underfloor heating ensuring energy efficiency. Externally, the house is clad in copper and stone panels, while a polished concrete ground floor enhances the contemporary aesthetic. A secret terrace off the master bedroom provides a secluded retreat, and the carefully considered open-plan layout creates a light-filled and expansive interior. This project exemplifies a sensitive yet modern intervention within the Green Belt, achieving a harmonious balance between innovation, sustainability, and contextual sensitivity.
