88 Borough High Street Located a short walk from London Bridge, this project enhanced an existing five-storey building within the Borough High Street Conservation Area. While the building was not listed, its stone- clad façade with neoclassical decorative features contributed to the character of the streetscape, requiring a sensitive design approach to preserve and complement its architectural presence. The proposal included the addition of an extra storey and a rear extension, creating eight new apartments, designed to maximise natural light and city views. The ground floor and basement were reconfigured to provide flexible retail space, with improved street-level access achieved by lowering the internal floor levels, enhancing both functionality and accessibility. Throughout the project, we successfully navigated a range of technical complexities, including means of escape, overlooking considerations, and party wall matters. The result is a carefully integrated and contemporary intervention, respecting the building’s historic setting while delivering high-quality, modern living and commercial spaces in the heart of Central London. “We particularly value OA’s collaborative, can-do approach and the expertise the team brings to every commission.”
