7-15 Rosebery Avenue At OA we designed and delivered a two-storey rooftop extension to an existing Edwardian warehouse in Central London, creating four high- quality, split-level two- and three-bedroom dwellings. The scheme also included a rear extension to the first and second-floor offices, significantly increasing the lettable area while retaining the building’s historic character. The project required careful coordination to integrate the new extensions with the existing structure and services, ensuring minimal disruption to the occupied offices below. Phasing and site logistics were meticulously planned to facilitate construction while maintaining functionality for tenants. We collaborated closely with Party Wall surveyors, Rights of Light consultants, and residential retail specialists, whose expertise helped refine the layout and specifications of the new apartments, maximising both spatial efficiency and daylight access. The result is a sensitive yet contemporary addition, seamlessly integrating with the London streetscape while enhancing the building’s long-term viability.
