Size: 312,000 SF on 15 acres The Discovery Hub is a new state-of-the-art research and innovation facility located on the University of Delaware’s STAR campus. A partnership and talent development pipeline between chemical industry leader Chemours Company and the University, will have laboratory and support spaces for 330 scien- tists, engineers and researchers who will be relo- cated from Chemours’ New Castle County facilities. The 312,000 SF, four-story facility will include more than 100 labs, 50 specialty rooms, cafes, conference rooms and 20 “huddle” rooms for small group meet- ings. The Hub will be complete in early 2020. A 55+ income-restricted community consisting of 100 one- and two-bedroom energy-efficient apartment homes. The three-story 93,500 SF building is designed to be LEED and ENERGYSTAR certified. While keep- ing the needs of seniors in mind, the community will offer abundant amenities and activities which will in- clude large gathering areas, fitness center, conference room, computers, outdoor barbecue area, secured ac- cess, elevators, on-site management and maintenance. The General Contractors Favorite/Most Unusual Project of 2017 Size: 39,705 gsf PHFA’s Headquarters expansion incorporates their Net Zero Initiative to manage and mitigate climate change. The expansion renovates an adjacent historic mansion and constructs a new 8-story tower. Collaborative office design includes: break-out and flex spaces, departmental office suites, varied teaming spaces and technology. The use of color, fabric, textures, lighting, and ergonomic work sta- tions create a “Staff Focused” workplace. This LEED Platinum & Passive House expansion is the only one of its kind in the United States, to date. The design utilizes Electrochromic glass, exterior VRF Units, Photo- voltaic systems, a Living Roof and cantilevering the tower over the historic building. Size: 6.333 Acres Level: Gold

Sportika boasts: 7 Connor Sports wood floor basketball courts, a Fifa level II certifiable indoor Olympic soccer field, strategy rooms, personal training center, tutoring center, lounge, arcade, party rooms, and retail space. Construction of this formidable facility was complet- ed in only 10 months. Further, whereas most indoor sports facilities house their turf fields within a bub- ble, Sportika’s fields are housed within a 51’ clears- pan pre-engineered steel shell. Nationwide provider, American Buildings Company (a Nucore Steel Com- pany), provided the steel, and Sportika was the largest single project for them in 2017.

Type of project: New senior living community and historical renovation Size: 80,377 SF Restored Burke House – 4,500 SF Constructed on the site of the historic Silas Burke Homestead, the new assisted living and memory care community was designed and constructed to not only preserve, but blend in with, the landmark dating back to 1824. Working closely with the Burke Historical Society and Fairfax County, the project was con- structed around the homestead’s various out build- ings, and the main house was restored to host com- munity gatherings and school groups. The new senior living community stands three stories and features 82 private and semi-private rooms; a wellness center; several activity, lounge, and dining spaces; and a large front porch and terrace.

Torcon led construction management for the conversion of Magee’s rooftop into an outdoor healing garden. Here, pa- tients can partake in therapy sessions, visit the spiritual cen- ter, or enjoy the view. Targeted crane use provided access to the rooftop, including for the delivery of an automobile for patients to practice driving along different curb cuts and surfaces. The project encompassed renovated indoor spaces for a new atrium and art studio for Magee’s Art Therapy program. Torcon had no street-level space for staging, and the hospi- tal remained operational throughout construction. The team worked diligently and unobtrusively to ensure safety and patient comfort.
