MRG’S EXPERTISE IN PROPERTY MANAGEMENT

INTRODUCTION

MRG is an international recruitment and people development organisation At MRG, we collaborate with a diverse range of organisations across all sectors and service lines, including Property Companies, Institutional Fund Managers, Developers, Real Estate & Construction Consultancies, Consultancies, Construction companies and end-users. Our expertise spans the intricacies of these organisations, enabling us to effectively address the unique challenges and demands of each market. We recognise the critical role talent attraction plays in achieving business objectives and are dedicated to providing diverse shortlists that challenge industry norms and drive informed recruitment decisions. Our adaptive approach to recruitment ensures we deliver the best possible service to our clients. By devising tailored talent attraction and assessment programmes, we recruit professionals suited to the unique needs of each organisation. Recognising the necessity of adaptability, we evolve our methodology and approach with changing working practices, industry landscapes, and cultural shifts. We integrate the strengths of traditional search and selection with modern, fit-for-purpose methods suitable for the sectors and geographies we serve. Understanding the transformative changes in how society interacts, consumes information, and communicates, we ensure our recruitment behaviours reflect these shifts. Transparency in process and effectiveness in service are paramount to justify costs, with quality of shortlist always prioritised over quantity. Ensuring diversity of thought is critical to our success, driving us to improve with every campaign we undertake. At MRG, we identify and recruit business-critical talent, building robust teams around them. We invest time in understanding the needs of the organisation and the specifics of each role, ensuring a comprehensive search beyond obvious competitors. Our commitment extends beyond mere transactions; we aim to provide long-term solutions through strategic advice and support.

OUR VALUES UNDERPIN OUR PROCESS

We are inventive in our approach to ensure we achieve diverse shortlists of exceptional talent. Inclusivity is the backbone of our entire methodology, removing bias and ensuring preconceptions are addressed and challenged. We are forensic in our candidate analysis and data utilisation to ensure complete transparency. We are relentless in our ambition to achieve outstanding results for our clients

MRG is recognised as the market leader in the Property, Estate, and Operational Management sectors. With an outstanding track record, we specialise in recruiting high- profile leaders for both Managing Agents and Landlords. We understand the complexities of the property management industry across all asset types, from high- traffic shopping centres and modern office developments to luxury residential schemes. Our expertise spans surveying and facilities management, accounting and ESG, customer experience, and placemaking. Our knowledge enables us to identify the key drivers for the successful management of various asset classes. In 2024, we recognise that different landlords and asset classes have significantly different strategic objectives. For instance, managing a high-profile office building requires a focus on occupier experience, building performance, and ESG credentials. In contrast, older residential assets may prioritise health and safety and stringent service charge management. MRG’S EXPERTISE IN PROPERTY MANAGEMENT

The competition for talent in the property management surveying market has never been fiercer. There is a notable decline in the quality of director-level property management surveyors, and the availability of senior surveyors has significantly decreased due to various external factors. Salaries from associate director level upwards have increased substantially since COVID-19, creating a mismatch in expectations between candidates and employers. MRG has collaborated with numerous Managing Agents and developers on property management setup, design for management, and early-stage mobilisation of large-scale schemes. We understand the importance of balancing service charge budgeting with staffing costs, managing timescales, and project planning to ensure smooth asset onboarding.

The role of the on-site facilities team has never been more crucial to delivering required services. In building leadership positions, we are increasingly attracting talent from non-traditional pools, such as hospitality, leisure, and retail, to bring a customer-centric approach to operational management. Recruiting on-site engineering professionals who meet both technical and engagement skill requirements remains a challenge. ESG considerations are becoming more critical, with building performance management and monitoring taking centre stage. The concept of “micro placemaking” in office and retail environments is growing in importance to motivate people to return to the office. The landlord vs. occupier dynamic is evolving, as landlords must invest in facilities to enhance amenities and maintain occupancy. Single-use assets are becoming less attractive, and there is a growing trend for mixed-use spaces, such as offices with gyms, bike spaces, coffee shops, and restaurants. These assets need to be managed differently, and the office buildings of the future will be utilised around the clock. The life sciences sector is experiencing significant growth, with the UK emerging as a global leader in this field. The demand for suitable assets has increased, leading to the development of purpose-built facilities and the repositioning of existing assets. MRG holds a unique position in this sector, having been active alongside our colleagues in the public and university spaces for many years. The same challenges apply here as in traditional commercial buildings, including engineering, customer experience, and ESG. The industrial and logistics sector has seen particular growth over the past decade and requires a slightly different management approach. There is more emphasis on surrounding infrastructure, security, and accessibility. Older industrial units are being repurposed in some areas for new functions, such as workshops, gyms, and offices, reflecting the changing nature of work. FUTURE TRENDS IN PROPERTY MANAGEMENT
