In building leadership positions, we are increasingly attracting talent from non-traditional pools, such as hospitality, leisure, and retail, to bring a customer-centric approach to operational management. Recruiting on-site engineering professionals who meet both technical and engagement skill requirements remains a challenge. ESG considerations are becoming more critical, with building performance management and monitoring taking centre stage. The concept of “micro placemaking” in office and retail environments is growing in importance to motivate people to return to the office. The landlord vs. occupier dynamic is evolving, as landlords must invest in facilities to enhance amenities and maintain occupancy. Single-use assets are becoming less attractive, and there is a growing trend for mixed-use spaces, such as offices with gyms, bike spaces, coffee shops, and restaurants. These assets need to be managed differently, and the office buildings of the future will be utilised around the clock. The life sciences sector is experiencing significant growth, with the UK emerging as a global leader in this field. The demand for suitable assets has increased, leading to the development of purpose-built facilities and the repositioning of existing assets. MRG holds a unique position in this sector, having been active alongside our colleagues in the public and university spaces for many years. The same challenges apply here as in traditional commercial buildings, including engineering, customer experience, and ESG. The industrial and logistics sector has seen particular growth over the past decade and requires a slightly different management approach. There is more emphasis on surrounding infrastructure, security, and accessibility.
