WHAT I LEARNED FROM GROWING UP WITHOUT A FATHER 3 WORDS EVERY DAD SHOULD LIVE BY
Back in December, I wrote an article for this newsletter about my tendency to work a bit too much. I think I even called myself a “workaholic.” Sometimes my passion for real estate leads my wife, Gina, to pick up the slack around the house, for which I’m eternally grateful. But even when work gets crazy, there’s one thing I try to set the job aside for every single time: my kids. See, I grew up in a single-parent household. My father wasn’t around. I didn’t realize it back then because that was just how things were for me, but as a young man, I was always looking for the guidance of a father figure. I wouldn’t sit and mope about the fact my dad didn’t live with us, but there were definitely painful moments. For one thing, I dreaded meeting a new friend’s parents for the first time. They would always ask, “Who’s your dad?” and I’d have to hem and haw my way through explaining it. Jeez, what a terrible feeling. The older I got, the more I appreciated the contrast between those moments and how things would have been if I’d had a father around. As my December article attested, I’m far from perfect. But I’ve done my best to be a good dad and live by these three little words from the second my oldest daughter, Madison, was born: “I’ll be there.” Saying and following through on that phrase is the most important thing a dad can do. Over the years I’ve been to about 985,243 girls’ soccer matches (okay, maybe that’s a little bit of an exaggeration, but both Madison and Mallory played from age 5 on up) and at least 50 or 100 football games. When my son Isaiah was a junior high football player, I helped coach his team, and now that he’s in college, Gina and I go to every home game we can to cheer him on as a long snapper. When we can’t make an away game, we watch it on TV. I’ve helped with homework, grilled up their favorite dinners, and moved endless loads of furniture from apartment to apartment. All three of my kids know they can call me whenever they need me, and I’ll be there with a helping hand or a
piece of advice. That’s how it was when they were little, and it’s the same now that they’re in their 20s! I’m proud to say all three of them take me up on it, and my girls, in particular, call all the time. Father’s Day is coming up, and it brought all of these old feelings about “I’ll be there” with it. More than anything, I’m glad I followed through on that promise. I think I’ve done pretty dang well. Showing up and watching my kids grow and mature into adults has been the highlight of my life. At those extracurriculars, I saw them learn how to communicate, work with other people, and cope during difficult times. Seeing that process up close was significant, and it was fun . If you’re a dad, a stepdad, a single mom, or a grandpa, I’ve got a suggestion for you. This Father’s Day, spend some time with your kids and commit to saying, “I’ll be there.” Whether they’re 4 or 40, it’s not too late.

The human body needs water. We are , in fact, 60% water, so we require replenishment on a daily basis! And first thing in the morning, when you haven’t had any water for at least eight hours, it’s important to start rehydrating as effectively as possible. So, before you go for that cup of joe, go for a glass of water.
In general, you should be drinking eight 8-ounce glasses of water each day. Morning is the perfect time to start that process. One trick is to fill a water bottle each night (bonus points for ice!) and leave it by your bed. That way, when you wake up thirsty at night, you don’t have to go anywhere — and your first few glasses of the day are right there as well. You may be tempted to reach for other beverages throughout the day to keep hydration up. But the reality is that most of your water intake should just be water. If you really need some extra kick to stay hydrated, you can try club soda or sparkling water, which can be purchased cheaply at any grocery store. It’s also important to remember not all water is created equally. Packaged water is an option for people who don’t have access to good drinking water at home, as are in-fridge filters, on-sink filters, or jug filters. You want the water to taste as good as possible to increase your odds of drinking enough. So, what are you waiting for? Fill a glass today and change tomorrow for the better
You might even end up skipping the coffee. According to the National Center for Biotechnology Information, dehydration may be a part of why we feel groggy and disoriented in the morning in the first place. Mild dehydration has been linked to lower brain function in general, with a wide range of effects on our cognition and performance.
Can all that really happen overnight? Yes and no. By itself, an eight-hour period isn’t usually enough to cause mild dehydration. But coupled with the fact that most Americans aren’t drinking enough water to begin with, odds are good that when you go to bed, you haven’t had your daily intake.

about those trying to get your personal information, or trying to get at your money and other investments tied to technology. That theft is happening daily to folks who have their investments online. All of that is still the case, and it’s even worse today, but you can bet that investing in and owning your own apartment community will ALSO keep you well insulated from dot-com business competition. Your money is safe no matter how many billions venture capitalists want to spend online. You will never be “Amazoned.” Hundreds of business categories are in danger of being impacted negatively by the internet, but apartment communities ARE not and WILL NOT be one of them. The internet can eliminate hundreds of traditional business categories, but it cannot eliminate a person’s need for a home . The demand for apartments will always exist, no matter how many new dot-com businesses, apps, websites, and IPOs are created.
I bet not a month goes by that you don’t hear about or see a business closing its doors as a result of competition from the internet — or, as I call it, dot-com competition. Billions of dollars of venture capital are pouring into the market, and those investors have no real goal of making a profit, so many businesses are under constant pressure from dot-coms. A good example of a dot-com is Uber. Uber loses billions and has never made any kind of a profit, but it still sent local cab companies scrambling to compete when it stole their business and revenue. There are, of course, other examples. But one place where all of this dot-com madness has ZERO IMPACT is apartment community investing and ownership. Over the last year or so, I’ve told you that one of the reasons to OWN your own apartment community, either actively or passively, is for protection from the bad guys. I was mainly talking

COULD IOWA’S FISH FARMS SAVE THE WORLD?

Iowa is probably the last place that pops into your mind when you think about seafood, but in fact, there are thousands of delicious fish in our landlocked state! We’re not just talking about creeks and ponds, either. For the last 10 years, Iowa has been home to a prolific fish farming industry. These “herds” of fish, raised in giant tanks, just might help save our oceans. Why do our oceans need saving? Well, there’s plastic pollution for one, but another massive issue is overfishing. According to a 2015 World Wildlife Fund report, half of marine vertebrates (fish, sharks, turtles, etc.) have been wiped out since 1970, in part because of industrial fishing. The United Nations’ Food and Agriculture Organization also says that about 30% of wild species are overfished. This throws the ocean’s ecosystem out of whack and could also make some of the tastiest fish disappear. That’s where Iowa’s fish farms come in! Savvy farmers have realized that some fish species, like barramundi, can be raised in giant landlocked tanks. This helps solve the problem of overfishing the oceans, since we’re raising our own fish instead of killing wild ones. It also gives states like Iowa that are far from the ocean access to delicious, fresh seafood! According to Mother Jones, Iowa’s fish farmers are doing this ocean- saving work on a large scale. One farm, VeroBlue, plans to become North America’s largest land-based fish farm and raise up to 10 million pounds of barramundi per year. This is a win-win for seafood lovers and the farmers, who can raise their “livestock” more cheaply. (It takes just 1 pound of grain and 7 gallons of water to produce a pound of barramundi; it takes 6 pounds of grain and 1,800 gallons of water to produce a pound of beef.) THE FOUNDER OF TREATS CLUB THE STORY OF LUNGILE MHLANGA
Following your passion can take you to some pretty unexpected places, but few entrepreneurs can personally attest to that as well as Lungile Mhlanga, the founder of Treats Club. This innovative company offers a unique approach to getting customers freshly baked goods, even when COVID-19 spread across the world. During college, Mhlanga had a part-time job as a makeup consultant with Benefit Cosmetics. She loved this work so much that she dropped out of college to work there full time. A few years later, she took a position working for MAC Cosmetics at Harrods, a famous London department store. Honing her customer service skills, she soon ended up becoming a manager and trainer for MAC, working in Dubai, the Middle East, and India. After she quit her job at MAC, Mhlanga found herself back in London, wondering what to do next. She recalled the praise she had received for some of her baked goods, and that was when her foray into the baking business started. Mhlanga began posting some of her baked goods on Instagram, even scoring her former employer, MAC Cosmetics, as a corporate customer. Then, as fortune would have it, she got a chance to go on “An Extra Slice,”
a sister TV show to the popular series “The Great British Bake Off.” On the show, Mhlanga was selected as “star baker,” validating her desire to turn her passion for baking into a “proper business.” And so, Treats Club was born.
Mhlanga made tasty treats, including hot doughnuts, for
customers at markets all over London — and not even a pandemic could stop her. Mhlanga simply pivoted into her new circumstances without much fuss, putting together kits that customers could use to make her hot doughnuts themselves. After being featured on popular morning TV show “Sunday Brunch,” she had over 200 orders for the kits. Mhlanga continues to gain notoriety for her baking prowess, and as long as she’s willing to adapt and follow her passions, that success won’t stop anytime soon.
