helpful checklists by scope there are a few steps you can take as a facility manager/tenant to keep your extinguisher and e-light systems functioning properly. extinguisher Tenant Responsibilities (Monthly): • Confirm the extinguisher is visible, unobstructed, and in its designated location. • Verify the locking pin is in-tact and the tamper seal is unbroken. • Examine the extinguisher for physical damage, corrosion, leakage, or a clogged nozzle. • Confirm the pressure gauge or indicator is in the operable range or position and lift the extinguisher to ensure it is still full. • Make sure the operating instructions on the name-plate are legible and facing outward. • Check the last professional service date on the tag. (A licensed fire extinguisher maintenance contractor must have inspected the extinguisher within the past 12 months). • Initial and date the back of the tag. Technician Responsibilities (Annual): includes above tasks • Check mechanical parts • Replace or refill extinguisher agent • Expelling means • Recharge if needed • Hydrostatic test if applicable emergency lighting Tenant Responsibilities (Monthly): • Check that the sign/Light is not damaged or obstructed. • Perform the 30 second push button test – hold the test button for 30 seconds. • Fill out the monthly checklist on inspection report. Technician Responsibilities (Annual): • Perform 90-minute battery test. • Confirm correct location of the emergency unit lighting. • Check that sign/Light is not damaged or obstructed. • Check that bulbs/lamps/LEDs are all functioning. • Record start voltage - battery voltage reading taken with a volt meter at the beginning of the load test if applicable. • Record end voltage - battery voltage reading taken with a volt meter at the end of the load test if applicable. • Record load test minutes - time the emergency lighting was tested under simulated power failure conditions. • Record AC power on - voltage reading taken with a volt meter when the AC electrical power was reconnected. tenant vs. provider each party’s responsibilities
