Your role involves sourcing project management services through competitive tendering, managing a diverse portfolio of six project teams dedicated to individual buildings, and collaborating with a designated project management company to ensure smooth operations. WELCOME TO LONDON BRIDGE CITY – a thriving hub nestled along the banks of the Thames, covering half a mile of prime riverfront between London Bridge and Tower Bridge. This extensive 21.5-acre estate comprises a diverse mix of spaces: 3 million square feet encompassing offices, retail outlets, leisure spots, and private residential apartments.

THE ESTATE

TIMELINE

1651 Pioneering businessman, Alexander Hay, became proprietor of Tooley Street warehouses, taverns and brew houses in London Bridge. His business acumen enriched the area and it began to be a key trading dock for the country. 1696 Joseph Hay (son of Alexander Hay) established an insurance scheme named 'Ye Amicable Contributors' and formed the first fire brigade in London to protect the area. 1838 Marked the end of nearly two centuries of the Hay family affiliation with Hay's Wharf.

1666 The Great Fire of London virtually destroyed the City and the riverside wharfs.

1960 The recovered dock was handling 2 million

1969 Saw the demise of the wharfs due to fierce labour disputes with the Dockers and a lack of manpower to unload the ships. A change in trading patterns and containerisation was also to blame. Early 1980s The land at Hay’s Wharf was acquired and the regeneration of the derelict docks stretching from London Bridge to Tower Bridge began. It was named London Bridge City. 1987 Hay’s Wharf was transformed into a beautifully designed shopping arcade, Hay’s Galleria Artist, David Kemp, was commissioned to build the giant sculpture, The Navigators, to remember the areas docking heritage.

1700s Hay's Wharf was used as a refuge for German Protestants escaping persecution, some emigrate to New America

1977 Skate City was built and the Queen’s Walk (from Lambeth Bridge to Tower Bridge) was established to mark the Queen’s Silver Jubilee. 1986 Saw the completion of phase one of London Bridge City: No.1 London Bridge and the Cottons Centre.

1840 John Humphrey Jnr took over the leasehold of the wharf.

1849 Britain opened up trade with the

international market and started importing tea on the much-admired Tea Clippers from China, India and Ceylon.

1856/57 Sir William Cubitt, an acclaimed civil engineer, was commissioned to build a new wharf around an enclosed dock.

1861 Hay's Dock was destroyed by the Great Fire of Tooley Street - described as "the greatest spectacle since the Great Fire of 1666". Early 1920s Ernest Shackleton's ship, The Quest, was fitted out in Hay's Wharf for the ill-fated Polar Expedition of 1921-1922

1998 The More London Estate was sold to London Bridge Holdings Limited who developed it into what it is today.

Late 1800s/early 1900s The Wharf was rebuilt and became a major dockland serving the whole of the British Empire. Handling thousands of tons of dairy produce from abroad, it was named the Larder of London'. Cottons Wharf was converted into the first commercial cold storage warehouse in Britain. 1940s Hay’s Wharf was badly damaged during WWII bombings and once again it was rebuilt.

2002 City Hall was completed.

2010 7 More London Riverside was the last building to be finished.

Present Day London Bridge City encompasses the site of these historic warehouses, with No. 1 London Bridge, Cottons Centre, Hay’s Galleria and More London Estate all standing proud within this dynamic riverside food, shopping and entertainment hub.

Key Responsibilities

Project management • Oversee holistic project planning using planned maintenance programmes (PMP), maintenance reports, validation data, and whole lifecycle costing methods in conjunction with the appointed professional teams. • Work with professional teams to create and combine works packages that consider all opportunities to deliver value through the client’s improvement and investment programmes. • Create indicative project programmes, including the identification of key milestone dates and critical path activities and items. • Procure and appoint lead consultants and the necessary professional teams, including consulting MEP and structural engineers, building surveyors, cost consultants etc., to evaluate, design, specify and procure capital works. • Oversee and manage lead consultants to ensure the timely delivery of agreed works packages. • Facilitate effective communication and collaboration between all project stakeholders, ensuring timely and accurate information flow, risk management, and financial control. • Work with the property management team, engineering managers and fabric managers to help support on the day-to-day logistical management and impact of the works. • Financial planning and reporting on various funding routes - service charge, forward funding, landlord capital expenditure etc. • Monitor, review, track and approve the lead consultant’s projects team(s) including their reporting, programme management, quality assurance, valuations and financial controls and adherence to the employer’s requirements generally. • Review and interpret third party technical reports on various specialist areas, such as mechanical and electrical engineering, vertical transportation, construction and building restoration, and building access systems. • Project manage small works packages if and when required. • Act as the lead client representative when the client and/or Head of Projects are unable to attend meetings. • Write technical recommendation reports for internal Savills and client reference in conjunction with professional teams. • In conjunction with the Head of Projects assist the Operations Director and Property Managers in their preparation and management of service charge

budgets, to include procurement as per Savills’s policies. • Contribute generally to Savills technical offer, supporting its vision, values and aims and objectives. • Ensure consistent best practice is adopted across the portfolio and advise of any legal/statutory changes that may impact project scopes and/or procurement strategies, especially around health and safety and statutory compliance. • Deputise for the Head of Projects in their absence. General • Support the Property Management team and the Head of People and Culture in the delivery of ESG planning and improvements. • Work with the wider LBC team to support events and community programmes from a technical perspective. Ensure that good relations with all key stakeholders are established and maintained. • Advise the Estate Director and Operations Director immediately of any potential threats or reputational damage, major incidents or accidents resulting from any project. • Support the drive to reduce energy consumption by ensuring the procurement of the most appropriate systems and technology, building-in capabilities to measure and manage performance, including metering, remote monitoring and intelligent buildings systems. • Ensure that the sustainability agenda is fully embraced and implement LBC’s change programme. • Ensure new and refurbished buildings, plant, systems and areas of public realm are handed over in accordance with LBC and Savills’ guidelines as well as in line with industry best practice and current regulations. • Ensure that all health and safety folders, O&Ms and drawings are in place as soon as is reasonably practicable. • To ensure the requisite procurement and project management standards executed in the delivery of the capital programme are commensurate with those standards promoted by Savills’ Engineering Design Consultancy (EDC) and other relevant consultancy teams and specialists. • Attend site during key stages of works and essential works as necessary. Attend site as necessary in the event of any emergency work or call out. Projects Programme Manager London Bridge City, London SE1 THE ROLE

This role will lead the delivery of an exciting and challenging range of projects at this prestigious property, which overlooks London Bridge Station, London Bridge and the Thames. It will support the Head of Projects in delivering first-class project and procurement management as a part of the London Bridge City (LBC) team.

The role is ideally suited to someone with initiative, drive and exceptional organisational skills, attention to detail and excellent written and verbal communication skills. A client and supply-chain facing role, the Projects Programme Manager will establish, implement and oversee and variety of projects including mechanical and electrical, public health, systems and infrastructure, building fabric, civil engineering and vertical transportation. The role will be responsible for supporting with delivering commercial, technical and operational solutions involving the design, delivery and implementation MEP and VT asset replacement strategies and projects. The Projects Programme Manager will chair and manage the professional teams and main contractors appointed to deliver the works, reporting on progress, finance and risk in conjunction with the Head of Project and Head of Engineering, liaising closely with the Estate Director, Operations Director and the Client.

Skills, Knowledge and Experience

Essential • Familiar with the Construction (Design and Management) Regulations 2015, and all associated regulation and best practice. • Five years + experience managing and overseeing multi-disciplined projects up to £10m in value. • Experience in delivering complex projects in occupied properties, and in and around busy and complex public realm. • Detailed knowledge of Mechanical, Electrical and Public health services. • Degree level education or suitable equivalent professional experience and qualifications in project management, procurement, construction management etc. Membership in professional bodies (RICS, CIBSE, CIOB IET, IWFM, etc.). • Knowledge and experience in the implementation of RIBA work stages • Hard service or construction background and experience. • IOSH Management Safely. • Ability to work effectively with staff, tenants, service providers and contractors, excellent managerial and inter-personal skills with a proven track record in cross-team delivery. • Good strategic vision and a strong commitment to customer service. • Extensive knowledge of operating Microsoft Office applications. • Extensive experience of delivering to and reporting against an agreed budget. • Excellent time management skills with ability to respond to client/contract deadlines. Desirable • Previous project management/clerk of works experience within a private estate. • Suitable project management qualification(s). • Member of a professional body such as CIBSE, IET, IWFM, RCS, CIOB or APM. • NEBOSH general and/or construction qualifications. • Experience of working on listed buildings and within conservation areas, knowledge of planning applications and approvals processes. • Working knowledge and experience of the mechanical and electrical services industry and key factors affecting it. • A comprehensive knowledge and understanding of legislative health and safety requirements in relation to MEP services and construction e.g. ACOP L8. and hold a recognised health and safety qualification such as NEBOSH/IOSH • Building and CIBSE knowledge. • Good understanding of property management. • Service charge management • Excellent written and verbal communication skills. • Able to work on own initiative and meet tight deadlines.
